Property Manager Job Description

Property Manager Job Responsibilities:

· Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.

  • Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
  • Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services.
  • Negotiate leases, secure contracts from tenants, and collect security deposits.
  • Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
  • Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping services.
  • Secure the property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforce occupancy policies and procedures by confronting violators.
  • Prepare financial reports by collecting, analyzing, and summarizing data and trends.
  • Reach organization goals by owning new and different requests and exploring opportunities to add value.

Work Hours and Benefits: Must be on-site Monday through Friday from 8 a.m. to 5 p.m. and must be available for after-hour unit showings or travel.

Property Manager Qualifications and Skills:

· Ability to communicate effectively with property owners, vendors, and tenants.

  • Strong negotiating and interpersonal skills for handling conflict resolution.
  • Familiarity with applicable local, state, and federal laws and regulations.
  • High level of organization and attention to detail.
  • Financial skills, such as budgeting, accounting, and analysis.
  • Sound judgement and decision-making skills.
  • Great customer service and team management skills.
  • Experience in marketing and advertising for a similar brand.

Education and Requirements:

  • Bachelor's degree or equivalent experience preferred
  • 3-5 years' experience in real estate or sales
  • 1-3 years of management experience is a plus
  • 1-3 years of Buildium or Apfolio experience
  • Real Estate Brokers License

Job Types: Full-time, Contract

Pay: $60, $85,000.00 per year
