Seeking a Building Superintendent for a residential building located in Midtown West, Manhattan. This is a live-in position with the following essential job responsibilities:

  • Overseeing the maintenance of plumbing, electrical, groundskeeping, and apartment turnover, vendor management, apartment standards and successful management of maintenance requests in a timely manner.
  • Supervising building maintenance staff
  • Communieating with management about status of units, work orders, issues, etc.
  • Assessing any service request(s) to determine difficulty and resolving of same

* Ensuring the effective and timely punch out of vacant units

  • Maintaining workshop and storage area in a clean, neat and orderly fashion
  • Keep all building tools, equipment, and vehicles in properly maintained, good working order
  • Purchasing inventory within budgeted guidelines in coordination with building management
  • Responsible for physical maintenance and appearance of vacant units, public areas, hallways grounds maintenance areas, offices, laundry areas; develop preventative maintenance schedule to accomplish same

* Consistently maintain a professional, courteous attitude when dealing with residents, co- workers and the generaI public

  • Work with manager or designee to complete apartment inspections.

REQUIRED SKILLS & QUALIFICATIONS

  • Ability to function both inside and outside in all types of weather.
  • Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and Iifting to a maximum of 100 lbs, with frequent Iifting and carrying up to 50 lbs.
  • 2-3 years' experience in maintenance and/or construction supervision is ideal
  • Must be able to communicate clearly in English; other language skills, a plus
  • Basic knowledge of building repair trades, purchasing procedures and practices, work safety requirements and repair procedures
  • Ability to use hand tools normally used in construction, maintenance and Iandscaping

* Ability to use power tools including circular saws, power drills, bench grinders, power floor cleaners, chain saws, key machines.

  • Ability to keep accurate and detailed records
  • Basic knowledge of janitorial procedures
  • Ability to interact with residents and handIe complaints with reasonable discretion
