JOB SUMMARY
We are a gated 55+ community and seeking a dedicated and experience Manage Manager to oversee the maintenance operations within our facility. The ideal candidate will demonstrate strong leadership skills and possess a comprehensive knowledge of condominium maintenance practices. The Maintenance Manager will be responsible for managing a team of maintenance professionals and ensuring compliance with safety regulations. DUTIES AND RESPONSIBILITIES
- The Maintenance Manager is responsible for repairs and maintenance necessary to preserve the integrity and appearance of all buildings in the community through supervision of in-house labor and through utilization of independent contractors.
- Prioritize and schedule building maintenance, assigns tasks, verifies quality of main work, and directly supervises building maintenance workers, housekeeper, and maintenance secretary.
- Develop a maintenance and project schedule for Seven Lakes with the Operations Manager.
- Work with the Contracts Department in purchasing equipment and supplies except for specialty items within limits of authority.
- Provide maintenance and repair support for the Tee Room restaurant/kitchen and equipment, including scheduling of outsourced work performed by specialty contractors.
- Hire, supervise, train, and evaluate work performance of the maintenance staff and keeps the Operations Manager apprise of unusual or exceptional occurrences.
- Inspect work performed by Maintenance Department and coordinates in-house staff support as necessary.
- Arrange for bids as required and prepares in-house estimates when requested.
- Communicate with the responsible manager/director of the department or condominium representative as to maintenance requirements and costs.
- Issue purchase orders for supplies and services for building maintenance according to established guidelines and procedures.
- Supervise and monitor the inventory of supplies and equipment for the Maintenance Department.
- Maintain accurate records and prepares building maintenance chargebacks.
- Train building maintenance workers in proper work and safety procedures and monitors the performance of subordinates.
- Assure timely completion of tasks.
- Assist in budget preparation by estimating anticipated building maintenance needs and service contracts for the next fiscal year. Recommends equipment replacements when necessary.
- Review timecards of maintenance personnel for accuracy and submits them for approval.
- Prepare and submit annual department and budget requirements and follows established procedures for purchase, repair, and replacement of items for the Maintenance Department.
- Attend and report at the monthly Board, Council of Condominium Representatives, and Safety & Security Committee meetings as needed and collaborates with same.
- Work with other managers/directors as required to facilitate efficient overall operations.
- Negotiate price and purchases materials and tools for the Maintenance Department and other departments as requested.
- Formulate recommendations to the General Manager, Operations Manager, and Board of Directors for major equipment purchases for the Maintenance Department and community.
- Maintain operations, monitors all repairs, and sustains necessary upgrades to the security system for the perimeter of the community as well as the barcode gate access system.
- Work with the Contracts Department to prepare and initiate the preparation of bid specifications and all contracts for condominium projects and Association projects.
- Monitor and inspect all work that is being performed as specified for above contracts.
- Prepare or assist in the preparation of service contracts.
- Arranges for bids as required for above contracts.
- Communicate with responsible manager/director and/or condominium representative regarding contract specifications, bidding, monitoring progress and compliance, cost, and future improvements.
- Meet with contractors regarding all aspects of the contract.
- Notify responsible party of any changes in contracts.
- Provide reports regarding all contracts to back up work performed in respect to specifications.
- Work with the Contracts Department to ensure that all hired contractors possess a contractors' license and required insurance.
- Monitor expiration dates for all service contracts to ensure contracts are renewed or new contracts are signed.
- Inspect entire property on a regular basis and ensures the integrity of all Seven Lakes assets.
- Inspect any or all fieldwork on maintenance and service contracts and ensures deficiencies in work or performance are properly remedied.
- Maintain a respectful, positive, and professional relationship with Seven Lakes residents.
- Experience in supervising teams and leading maintenance operations effectively.
- Proficient in English with excellent communication skills to interact with diverse teams.
- Abide by all current policies and procedures.
- Work with other supervisors/managers/directors as required to facilitate efficient overall operations.
PHYSICAL / EMOTIONAL DEMANDS
- Strenuous indoor and outdoor labor possible year-round.
- Must be able to operate equipment and power tools.
- Must be in good physical condition for building inspections or other work requiring climbing, bending, stooping, lifting, etc.
- Good interpersonal skills and must display patience and diplomacy when dealing with residents and others.
