Senior Development/Property Accountant

Our firm focuses on property accounting, Yardi software consulting, project management, process improvement, and team development.

Do You:

• Have 3+ years of full-cycle real estate accounting experience, including direct experience in real estate development and construction accounting?
• Have familiarity with affordable housing finance, including LIHTC, HUD, HOME, or other public/private funding sources (preferred but not required)?
• Are experienced in Yardi Voyager and advanced Excel, with proficiency in Word and Outlook?

_ Essential Duties & Responsibilities:_

Development / Construction Accounting:

• Prepare and maintain development sources and uses schedules.
• Collaborate with project managers to prepare funding draw requests and review supporting documentation.
• Verify authorization, documentation, and accuracy of payment and draw requests.
• Process lender draws, subcontractor payables, and vendor payments in accordance with approved budgets.
• Maintain detailed job cost reports and reconcile project general ledgers to approved budgets.
• Reconcile bank, bond, and loan accounts, ensuring draws align with actual project costs.
• Track construction-in-progress (CIP) and proactively identify and address budget variances.
• Oversee project cash flow, receivables, and budget-to-actual reporting.
• Prepare monthly projections, progress billings, and financial reports for management and investors.
• Ensure compliance with lender, investor, and grant requirements throughout the project lifecycle.
• Assist with cost certifications, audits, and tax filings for newly constructed and rehabilitated affordable housing projects.
• Serve as the accounting liaison between development and property management to ensure a smooth transition from construction to operations.

Property Accounting:

• Prepare accurate, timely monthly financial statements, including accruals, amortizations, and reconciliations.
• Manage cash flow, payables, and critical disbursements (mortgage, tax, insurance, etc.).
• Support budgeting, forecasting, and variance analysis for assigned properties.
• Review daily bank activity and ensure correct cash application.
• Complete complex accounting projects and research assignments independently.
• Prepare cash requests, capital calls, and owner distributions.
• Complete management fee calculations, rent-up reviews, and tenant recovery reconciliations.
• Prepare audit schedules and provide documentation for external auditors and tax preparers.

Supervisory Responsibilities

No formal supervisory responsibilities: however, this position provides mentorship, guidance and portfolio-specific training and workflow oversight to team members; viewed as a technical resource and leader by other team members.

Education & Experience:

• Bachelor's degree in accounting, finance, or related field; or equivalent education and experience.
• Minimum of 3 years of accounting experience with a real estate development or construction focus.
• Prior exposure to Yardi Voyager, affordable housing, and funding compliance is highly desirable.

Communication Skills:

• Excellent written, verbal, and interpersonal communication skills. Strong organizational, analysis and analytical abilities.
• Ability to effectively present information in a clear, articulate, and accurate fashion.

Financial Knowledge:

• Solid understanding of GAAP and strong analytical skills.
• Ability to calculate figures such as percentages, discounts, interest, and commissions.Requires advanced analytical and quantitative skills and the ability to conduct independent financial analysis.

Other Skills/Abilities:

• Advanced Excel and comfort with Microsoft Office Suite.
• Strong organizational skills, attention to detail, and ability to manage multiple priorities.
• Ability to handle daily responsibilities and projects and problem-solve with minimal direction in a dynamic environment.
