Property Manager

What is the purpose of this role?

We're seeking an On-Site Property Manager who will serve as the face of our 102-unit residential community in Roslindale, MA. In this role, you'll play a key part in shaping the resident experience, ensuring operational excellence, and protecting the long-term value of the property through effective leadership and attention to detail.

What is the role?

As the On-Site Property Manager, you'll be responsible for the day-to-day management of the property, from resident relations and leasing to maintenance coordination and financial oversight. You'll handle everything from greeting prospective tenants and conducting move-in inspections to overseeing maintenance staff and ensuring compliance with housing regulations. You'll also help foster a sense of community by leading resident communications, coordinating events, and ensuring that the property remains a safe, clean, and welcoming place to live.

What will you do?

• Resident Relations & Customer Service

o Greet residents and prospective tenants professionally and courteously.

o Respond promptly and effectively to resident inquiries, complaints, and

maintenance requests.

o Enforce community policies, lease agreements, and standards.

o Conduct move-in and move-out inspections to ensure property condition

and adherence to lease terms.

o Foster a positive community environment to encourage resident retention.

• Leasing & Marketing

o Show available units to prospective residents.

o Screen applicants and process rental applications.

o Prepare and execute lease agreements.

o Maintain marketing efforts to attract new tenants.

o Keep accurate records of vacancies and leasing activities.

• Operations Maintenance

o Perform regular property inspections to identify issues.

o Oversee maintenance staff and coordinate repairs.

o Monitor common areas, amenities, and grounds for cleanliness and safety.

o Coordinate work orders and ensure timely completion of repairs and preventative maintenance.

• Financial & Administrative Tasks

o Collect rent and other resident payments.

o Enforce late fee policies and follow up on outstanding balances.

o Maintain resident and property files, records, and reports.

o Assist with budgeting, expense tracking, and financial reporting.

o Prepare regular operational and financial reports for ownership.

• Compliance & Safety

o Ensure compliance with all applicable laws, including fair housing regulations.

o Conduct safety inspections and implement safety protocols.

o Address and respond to emergency situations promptly, including after hours if necessary.

• Additional Duties

o Host community events or resident communications to foster engagement.

o Coordinate move-ins, move-outs, and lease renewals.

o Respond to after-hours emergencies as needed.

What do you bring to DOOR?

• Prior experience in residential property management preferred.
• Excellent customer service and communication skills.
• Strong organizational and multitasking abilities.
• Basic knowledge of property maintenance and repairs.
• Familiarity with property management software is preferred. (AppFolio and/or Yardi)
• Knowledge of local housing laws and regulations.
• Ability to work independently and as part of a team.
• Education & Certifications: High school diploma or equivalent required. Certifications such as CAM, CPM, or similar are a plus.
