MalaceHR is seeking an experienced Operating Engineer to support building operations at a 500,000 sq. ft. Class A office tower in downtown New Orleans. This facility hosts professional tenants including legal, accounting, and educational organizations.

As part of an engineering team of three, the Operating Engineer will perform inspection, maintenance, and repair of mechanical, electrical, plumbing, and HVAC systems with minimal supervision. This role involves significant technical responsibility, tenant interaction, and coordination with contractors.
Key Responsibilities

  • Perform and oversee maintenance tasks including painting, lighting repairs (bulbs/ballasts as permitted by licensing), plumbing, HVAC, water treatment, locksmith work, and general facility maintenance.
  • Execute and maintain the preventative maintenance program to ensure compliance and optimal system performance.
  • Manage and prioritize work orders using the CMMS daily, ensuring efficient tenant service response.
  • Coordinate and supervise third-party contractors to ensure high-quality work and adherence to building standards.
  • Lead and respond to on-call and emergency situations, making informed and timely decisions.
  • Troubleshoot and diagnose complex system issues, including electrical and pneumatic control systems.
  • Ensure adherence to all safety protocols and maintain a clean, secure work environment.
  • Participate in ongoing training for technical skills, safety procedures, and operational processes.
  • Manage special projects and delegate tasks within the engineering team as required.
Preferred Qualifications
  • 4-7 years of experience in building maintenance or repair involving HVAC, electrical, plumbing, or carpentry.
  • Required: City of New Orleans 1st Class Stationary Engineer's Certificate - Air Conditioning.
  • Associate degree in engineering technology, trade school certificate, or equivalent hands-on experience.
  • Demonstrated leadership or supervisory experience in building operations.
  • Strong proficiency in Microsoft Office (Word, Outlook, Excel, Teams) and CMMS software.
  • Ability to lift up to 50 lbs and safely use ladders up to 30 ft.
  • Ability to frequently climb, bend, kneel, lift, and/or operate vehicles/equipment.
  • Excellent customer service, communication skills, and a professional demeanor.
  • Strong leadership traits with proven success developing or guiding team members.
  • Advanced troubleshooting skills and the ability to independently solve complex building system issues.
