The Opportunity
As an Email Marketing Specialist, you'll be at the center of our email marketing operations-supporting the execution of campaigns that reach brokers, consumers, and homeowners across all divisions. You'll collaborate with cross-functional teams to deliver timely, accurate, and engaging communications that enhance the customer experience and support our broader marketing goals.
This role offers the chance to work on both strategic and tactical levels: from building customer journeys and refining audience segments to troubleshooting platform issues and analyzing campaign performance. You'll help shape how we communicate with our audiences and contribute to the success of our brand in a competitive market.
Key Responsibilities
- Division Email Marketing
- Plan, build, and launch targeted email campaigns that support divisional and regional marketing goals.
- Manage email insertion orders (IOs) using project management tools like Workfront, ensuring timely and accurate delivery.
- Collaborate with Production, Regional, and Web teams to refine content and ensure alignment with divisional objectives.
- Build customer journeys and audience segments to deliver personalized, relevant communications.
- Conduct thorough QA, including proofreading, testing, and A/B experiments to optimize email performance.
- Analyze campaign metrics and share insights with divisions and leadership to drive continuous improvement.
- Research and apply best practices in email design, messaging, personalization, and segmentation.
- Email Platform Support & Optimization
- Support corporate initiatives and special projects led by Marketing leadership.
- Partner with the Email Manager, Corporate IT, and external vendors to troubleshoot platform and database issues.
- Stay current with email marketing trends, tools, and compliance regulations (GDPR, CCPA, CAN-SPAM).
- Contribute to the ongoing optimization of email platforms and campaign delivery processes.
- Education: High school diploma required; Associate's or Bachelor's degree in Marketing, Communications, English, or related field preferred.
- Experience: 3-4 years of marketing experience in a customer service-oriented environment, including 1-2 years in email marketing using ESPs (Microsoft Dynamics, Salesforce, etc.). Experience in residential homebuilding or real estate is a plus.
- Technical Skills: Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook); working knowledge of HTML coding and Microsoft Dynamics.
- Communication: Strong verbal and written communication skills with the ability to translate complex concepts into clear, persuasive messaging.
- Detail-Oriented: Exceptional attention to detail and accuracy, especially in outward-facing marketing materials.
- Organizational Strength: Proven ability to manage multiple projects simultaneously, meet deadlines, and maintain high-quality standards.
- Marketing Acumen: Foundational understanding of marketing, advertising, and consumer behavior, with a desire to grow in digital strategy.
- Team Collaboration: Strong interpersonal skills with the ability to work effectively across departments and build professional relationships.
- Customer Focus: Demonstrated ability to approach challenges from the customer's perspective and deliver solutions that enhance their experience.
- Adaptability: Comfortable working in a fast-paced, dynamic environment with a proactive and cooperative mindset.
- Creativity & Problem-Solving: Ability to think creatively and respond quickly to issues with thoughtful, strategic solutions.
- Work 8-hour days with flexibility for overtime when necessary
- Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company.

- Ability to move about work location.
- Ability to drive/travel throughout the designated area to construction sites as needed.
- Ability to walk up and down stairs.
- Ability to observe details at close range and communicate information so others will understand.
- Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).
- Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
- Maintain a professional and ethical conduct to reinforce company goodwill and profitability.
