Your Responsibilities as an Assistant Property Manager

• Nurture Leads - As the first point of contact for incoming applicants, you will reach out to leads to arrange showings and follow up after the showings are complete. The goal is a successfully signed lease and a resident who rents from us again and again.
• Conduct/Follow up Showings - Most of our showings are "self showings" but sometimes if might be needed to go do an in person showing. For self showings it is imperative that you are following up once the prospect completes the showing to answer any questions or send them a rental application. On the rare occasion that you will do an in person showing, you will tour leads through the properties we rent and help them see themselves living there. All the glamor of a real estate agent but with less pressure.
• Get Applications & Get Leases - Follow our process to ensure the lead submits an application. Keep the applicant informed throughout the process and get them all the way to a signed lease agreement.
• Process Applications - & Complete the "Move in Checklist" for all new residents
• Visit Properties - Go put signs and lockboxes out at properties as needed as well as complete inspections for move ins, move outs, and make ready inspections as needed.
• Tenant Relations - Serve as primary point of contact for tenants, helping respond to questions, concerns, and maintenance requests.
• Solicit Feedback and Make Recommendations - As the primary point of contact for the applicants, you will get the direct feedback on rent pricing, features, and amenities. You will bring your observations back to help influence listed rent prices.
• Service with A Smile - You are probably the first person a lead talks to, and their guide through the showing and application process. You will help answer their questions, put them at ease, and make their first few impressions of us a great experience.
• Help support the Property Manager with other assigned tasks as needed.

Job Requirements for the Leasing Agent Position

These are the minimum requirements to be considered for this position.

• You must have a working knowledge of various computer softwares.
• You should have past experience actively using and updating a CRM.
• You should have prior experience in a customer-facing sales or customer service role.
• You must have a valid driver's license.
• Missouri Real Estate license is a plus

Benefits & Pay

Compensation for the Assistant Property Manager position is a base pay of $35,000-$40,000 annually dependent on experience. The more experience you have, the more you will be offered There is a 90 day probationary period. After those 90 days, you will sit down with your supervisor and have a review. You will then be eligible for 401K matching up to 5% and 2 weeks PTO for 1 year, pro-rated at your 90 days. *We do not currently have health benefits*
