This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident. The Maintenance Technician responds to our residents service needs and is instrumental in helping deliver superior customer service to our residents./ppEssential Job Duties:/pulliPrepares make ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience./liliResponds to resident requests in a timely manner and with a professional attitude./liliHas knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable)./liliMaintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean, operational, and safe for our residents./liliOn call scheduling may be required to respond to after hour emergencies./liliReports any maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor./liliPerforms maintenance as scheduled by the Maintenance supervisor./liliKnowledgeable of state, local, and federal fair housing laws./liliAttends and participates in training programs as required by Cushman and Wakefield./liliPerforms all duties as assigned, in a timely manner./liliDelivers superior customer service and represents the company in a professional manner at all times./liliDresses per Cushman and Wakefield uniform and professional appearance standards./liliMaintains all safety procedures and safeguards all company tools and equipment./liliAchieves high productivity through reliable and punctual on-site attendance, and timely reports any tardiness and/or attendance issues to immediate supervisor./li/ulpCompetencies:/pulliValid Drivers license, EPA 608 - Minimum Type II and CPO or local city required certificate./liliAbility to read/ understand documents such as policy manuals, safety rules, operating and maintenance instructions./liliAbility to compute rate, ratio, and percent and to prepare and interpret bar graphs./liliAbility to deal with problems involving several known variables in situations of a routine nature./liliAbility to utilize common sense understanding in order to carry out written, oral or diagrammed instructions./liliAbility to add, subtract, multiply, divide in all units of measure, using whole numbers, common fractions, decimals./liliAbility to write routine reports and correspondence./liliFollow all safety procedures./li/ulpImportant Education:/pulliHigh School Diploma, GED, Trade, Technical, or Vocational school./li/ulpImportant Experience:/pulli1+ years of related experience./li/ulpWork Environment:/ppThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions./ppPhysical Demands:/ppThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. The employee must demonstrate the ability to exert up to 100 pounds occasionally, and/or up to 100 pounds frequently, and/or up to 100 pounds of force constantly to lift, carry, push, pull, or move objects. The employee must be able to travel up to 10% of the time.
