Job Duties: The City of Virginia Beach's Public Works Real Estate Office is responsible for administering payable and receivable leases for a variety of properties including office space, industrial space, cell towers, and single-family homes. We are looking to build our team with the addition of a full-time Leasing Specialist. The ideal candidate will be well-versed in the leasing and management of a broad range of properties with demonstrated expertise in lease negotiation and preparation, financial recordkeeping and accounting, and outstanding customer service.Work with the City Attorney’s Office to prepare leasing documents for potential renters Ensure tenants are in compliance with lease specifications and contractual termsPerform initial review of commercial and/or residential leases in situations when the City leases property Negotiate terms of leasesMaintain a working knowledge of commercial, residential, and special-use market rental ratesHandle the collection of rent payments, security deposits, and application fees as applicable Assists with recordkeeping, filing, and financial reconciliationsMaintain accurate payable and receivable lease informationOversee the Request for Proposals (RFP) process for City-owned propertiesRespond to inquiries from tenants, City staff, and the public regarding leased properties Resolve any issues that may arise with tenants or landlordsAssist City staff in optimizing leased spacePlan and prepare for alternatives to leased space prior to renewal or termination dates Coordinate maintenance requests with Public Works FacilitiesSalary is determined by qualifications. Must have, or obtain, a current and valid Virginia or North Carolina drivers license in accordance with Virginia or North Carolina DMV drivers license eligibility requirements. SPECIAL REQUIREMENTS: All employees may be expected to work hours in excess of their normally scheduled hours in response to short-term department needs and/or City-wide emergencies.
