Director of Maintenance Norwalk, CTPosition OverviewBuilding and Land Technology (BLT) is seeking an experienced Director of Maintenance to oversee the maintenance operations of a premier residential community in Norwalk, CT with over 900 apartment homes. The Director of Maintenance will ensure the communitys building systems, facilities, and maintenance programs operate efficiently and safely while delivering an exceptional living experience for residents.Key Responsibilities for the Director of Maintenance:Lead and manage all maintenance operations for a large, multi-building mid-rise community, including HVAC, plumbing, electrical, carpentry, painting, unit turns, and general repairs.Supervise, train, and schedule a team of maintenance professionals to ensure tasks are completed efficiently, safely, and within budget.Oversee mechanical systems, preventative maintenance programs, and energy management initiatives. Identify opportunities for operational and cost efficiencies.Conduct regular property inspections to maintain standards and proactively address maintenance and safety issues.Manage all vendor and contractor relationships, ensuring high-quality service and accurate billing.Coordinate and oversee all municipal inspections and ensure compliance with local, state, and federal regulations.Administer service contracts, facility utilities, and maintenance budgets.Develop and implement policies, procedures, and preventative maintenance programs to ensure consistent service delivery and regulatory compliance.Respond promptly to emergency situations and resident concerns to maintain safety and satisfaction.Maintain accurate documentation for maintenance activities, inspections, and inventory control.Recruit, train, and develop maintenance staff to foster professional growth and operational excellence.Identify, price, and manage capital improvement projects in collaboration with leadership.Ensure 24/7 emergency coverage and readiness through effective team scheduling.Qualifications of the Director of Maintenance:High school diploma or equivalent required; Associate degree or vocational/technical training preferred.Minimum of 8+ years of experience managing maintenance operations in a large residential property required.Strong technical knowledge of building systems, including HVAC, electrical, plumbing, BMS, cooling towers, and carpentry.Proven leadership skills with the ability to manage large teams and multiple priorities effectively.Excellent communication, organizational, and problem-solving skills.Ability to work both independently and collaboratively in a fast-paced environment.Compensation & Benefits Provided to the Director of Maintenance:Competitive CompensationMedical, Dental, and Vision Insurance401(k) PlanLife InsurancePaid Vacation, Sick Leave, and HolidaysTuition ReimbursementHousing Discount at BLT PropertiesAbout Building and Land Technology (BLT)Building and Land Technology is a privately held real estate development, management, and investment firm based in Stamford, CT.
