JOB SUMMARY: This position is responsible for managing an assigned portfolio of residential and/or commercial properties to maximize profitability by managing expenses and increasing revenue while maintaining and/or enhancing the integrity of the real estate to achieve client investment objectives.

ESSENTIAL RESPONSIBILITIES:

Administrative and General Duties:

  • Assumes role of Community Manager in accordance with company and community guidelines when no Community Manager is assigned to a property.
  • Assists Community Manager with training to assure employee and vendor adherence to company policies, procedures, safety regulations, and contractual obligations.
  • Conducts formal site inspections of building interior and exterior and makes recommendations for physical repairs and/or replacements.
  • Works with Community Managers to direct curb appeal procedures such as lawn care, parking lot appearance and cleanliness,building appearance, signage, office appearance.
  • Conducts market studies to determine rental rates for new and renewal leases based on current market information.
  • Evaluates market conditions to create new or improve existing marketing programs.
  • Works with Community Manager to supervise and assist leasing personnel with marketing and leasing responsibilities.
  • Reviews rental applications and lease documents for accuracy and compliance with established policies and procedures
  • Monitors status and works with Community Manager to coordinate preparation of vacant units for rental.
  • Supervises rent collection and delinquency management.
  • Approves expenditures (e.g., payroll, employee reimbursements, vendor invoices) in accordance with company policies and procedures.
  • Reviews and analyzes monthly financial reports and creates appropriate variance report
  • Creates and manages annual operating budgets.
  • Ensures property files and records are maintained.
  • Complete ad hoc projects as assigned by the President.
  • Periodically runs routine errands to purchase supplies and equipment.
  • Represents Mid Continent Management in a professional manner at meetings, training seminars, conferences, and industry events.

Back-Up Duties:

  • Assumes Community Manager’s duties/authority in their absence in accordance with company and community guidelines.
  • Assists maintenance, caretaking, groundskeeping, pool monitor, and snow removal staff in completing their day-to-day responsibilities as needed. N

SUPERVISORY RESPONSIBILITIES:

  • Directly supervises several employees, including Roving Maintenance Technicians and Community Managers.
  • Indirectly supervises several site staff employees, including Assistant Community Managers, Leasing Consultants, Maintenance Technicians, Caretakers, Groundskeepers, Pool Monitors, and Snow Removal Technicians.
  • Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS AND REQUIREMENTS:

  • Bachelor’s Degree (BA) from four-year college or university, or three years of related experience and/or training, or equivalent combination of education and experience.
  • Certificates: CRM (Certified Residential Manager) & CPM (Certified Property Manager) are a plus.
  • Experience with Rent Manager is a plus.
  • Computer skills: internet software (Chrome); spreadsheet software (Excel); word processing software (Word); electronic mail software (Outlook).
  • At least three years of experience in property management required.
  • Experience successfully leading and managing staff required.
  • Must have a valid Minnesota driver’s license and proof of current liability insurance coverage required.
  • Possession an operable vehicle required to run errands and perform other remote tasks.
  • As a condition of employment, employee must successfully complete a background investigation.
  • Comprehensive understanding of Fair Housing laws or ability to obtain this knowledge required.
