Job Title: Working Maintenance Supervisor
Position Type: Full-Time, Exempt
Pay Scale: Annual Salary $80,000.00
Location: Travel required within the greater Los Angeles and Orange County areas

Tenant Services, Inc. is looking for a highly organized and hands-on Working Maintenance Supervisor to join its team and ensure the upkeep of apartment buildings and houses. This role requires a keen ability to keep maintenance projects moving forward efficiently and effectively. Must be organized and timeline-oriented.

Responsibilities
• A working maintenance supervisor who also leads and coordinates the activities of the maintenance team
• Effective scheduling and timeline for daily maintenance work orders and projects
• Oversee and ensure high-quality workmanship
• Targeted proposals and budgets with accountability
• Hire highly qualified tradespeople
• Lead safety meetings
• Maintaining a positive work environment and good moral
• Ensure that maintenance jobs are completed timely
• Develop and implement maintenance procedures and ensure compliance with safety regulations
• Plan and execute maintenance projects, including managing subcontractors and vendors
• Create and manage preventive maintenance schedules using a Computerized Maintenance Management System (CMMS)
• Train and mentor maintenance staff on best practices and safety procedures
• Oversee the maintenance and repair of machinery, equipment, and systems
• Troubleshoot mechanical, electrical, and other technical issues
• Interpret schematics, blueprints, and technical manuals
• Monitor inventory levels of spare parts and equipment

The above is intended to be a partial list of responsibilities for this role. The General Maintenance Supervisor may need to perform additional duties as negotiated to meet the organization's ongoing needs.

Requirements
• Must have a current general contractors license in good standing
• Reliable full-size truck (for example, a Toyota Tacoma or larger)
• Must have tools
• Proven experience in apartment and house maintenance
• Proficiency in English, both written and verbal
• Familiarity with CMMS software for maintenance planning and scheduling
• Strong project management skills to effectively plan and execute maintenance projects with set timelines
• Knowledge of electrical systems, plumbing, re-plumbing, re-wiring, HVAC, framing, roof repairs, drywall work, painting, tile, cement work, pool equipment, and welding
• Detail oriented
• Solid understanding of health and safety regulations and practices
• High degree of professionalism when interacting with tenants and/or guests
• Must be available for weekend and emergency work

Preferences
• College and technical degrees with certifications are a plus
• 5+ year(s) of supervisory experience
