Job Summary

We are seeking a highly motivated and experienced Leasing and Marketing Specialist to join our team at The Michaels Organization. As a Leasing and Marketing Specialist, you will be responsible for developing and implementing marketing strategies to attract prospective residents and convert them into actual residents, while achieving occupancy goals for the property.

Key Responsibilities
  • Greeting and Communication: Greet and communicate with prospects and current residents in a professional and positive manner, both in-person and over the phone.
  • Marketing Strategy Development: Develop and implement both print and internet marketing and advertising strategies to attract prospective residents.
  • Follow-up and Outreach: Conduct daily follow-up on guest cards and participate in outreach marketing activities, including distributing flyers and marketing materials.
  • Move-in Process: Facilitate the move-in process, including touring models or vacant units, setting up mini-models as needed, and promoting the property and lease signing.
  • Application Verification: Assist with application verifications and ensure compliance with company policies and procedures.
  • Marketing Surveys and Reports: Conduct marketing surveys, shop competitors where applicable, and complete marketing reports.
  • Compliance and Regulations: Conduct all business transactions in accordance with company policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit reporting Act, and all Federal and State laws.
  • Additional Duties: Perform additional duties as assigned by management.
Requirements
  • Experience: Two or more years' experience in marketing/leasing and customer service.
  • Education/Training: High School Diploma required, any college-level marketing coursework preferred.
  • Skills and Abilities: Excellent communication and organizational skills, creativity in developing innovative marketing presentations, and attention to detail regarding applications, verifications, and compliance.
Working Conditions

This is a primarily office position, but the ability to take prospective residents to tour models and vacancies, as well as distribute flyers and marketing materials, is required. A flexible schedule, including evenings and weekends, is also necessary.
