Key Responsibilities

  • Perform a variety of maintenance tasks that do not require a license, including but not limited to: electrical, plumbing, flooring, carpentry, heating/air conditioning, and landscape irrigation systems.
  • Carry out minor repairs and enhancements in shared spaces promptly.
  • Execute general carpentry tasks such as painting, finish carpentry, and repairs to windows, glass, doors, and locks.
  • Assist with urgent roof repairs, as well as gutter, downspout, and exterior siding maintenance.
  • Support waste removal efforts and maintain cleanliness in outdoor areas and communal spaces.
  • Help with snow and ice management.
  • Provide emergency on-call service for after-hours maintenance issues as necessary.
  • Conduct assigned preventive maintenance tasks and responsibilities.
  • Maintain a positive demeanor and show respect towards residents, vendors, and colleagues. Work collaboratively and professionally with all parties.
  • Effectively communicate with residents, coworkers, vendors, and supervisors.
  • Adhere to all personnel management policies and procedures.
  • Inspect grounds, buildings, and community features to minimize liability risks.
  • Ensure compliance with the company's safety and hazard communication protocols.
  • Collaborate with the maintenance supervisor to uphold the property's physical condition and appearance, enhancing community value while following company standards.
  • Complete special projects or tasks as assigned by the Maintenance Supervisor or Property Manager.

Required Experience

  • A minimum of 2 years of experience in community management maintenance, building maintenance, or a related field. Renovation experience is advantageous.

Attendance and Availability

  • Consistent attendance during scheduled hours is essential, with the possibility of overtime when needed.
  • On-call emergency service is required on a rotating schedule. Candidates must reside within a reasonable distance for prompt response.

Physical Demands

  • Majority of duties involve hands-on repair and maintenance work.
  • Ability to lift up to 50 pounds and navigate ladders exceeding 8 to 9 feet in height; must be able to work outdoors in varying temperatures.

Licenses and Equipment

  • A valid driver's license and current automobile insurance are mandatory.
  • Possession of basic hand tools is required; tools are not provided by the company.
  • Familiarity with general maintenance equipment, including hand tools, ladders, and landscaping tools, is necessary; all equipment must be used safely.
  • Appropriate safety gear, including work boots, is required.

Skills and Qualifications

  • Ability to read, analyze, and interpret various forms of information.
  • Strong written and verbal communication skills.
  • Highly organized, detail-oriented, and efficient.
  • Team player with the capability to work independently.
