The ideal candidate will be tasked with ensuring that the community adheres to safety regulations, aesthetic standards, and that all residential units, facilities, equipment, and amenities are kept in optimal condition. The Senior Maintenance Supervisor will play a crucial role in preparing units for incoming residents, addressing maintenance requests from residents, and executing customer service initiatives. This role reports directly to the Property Manager and oversees maintenance personnel, grounds staff, and cleaning crews.

Key Responsibilities

  • Serves as a model for the maintenance team, fostering a positive work atmosphere by delivering exceptional customer service and supporting resident retention objectives.
  • Trains, organizes, and evaluates the performance of maintenance personnel to ensure that targets are achieved. Ensures adherence to company protocols and safety regulations.
  • Assists in formulating the annual maintenance budget and oversees expenditures to remain within budgetary constraints.
  • Conducts maintenance tasks across various disciplines including electrical, plumbing, HVAC, painting, carpentry, masonry, roofing, and fencing repairs. Performs regular inspections to guarantee quality of work and identify maintenance needs.
  • Establishes preventative maintenance programs, schedules, and manages inventory control systems.
  • Assigns maintenance duties, manages the turnover of apartments, and ensures that community standards are upheld.
  • Monitors vendor performance, promotes safety protocols, and leads safety meetings and inspections.
  • Adheres to administrative processes, completes maintenance documentation, and ensures regular lighting inspections are conducted.
  • Engages in training initiatives, possesses personal hand tools, and maintains punctuality in uniform.

Essential Qualifications

  1. Strong communication and interpersonal abilities.
  2. Demonstrated expertise in electrical, plumbing, carpentry, HVAC, and maintenance oversight.
  3. Outstanding supervisory, customer service, and leadership skills.
  4. High School diploma or equivalent, with a minimum of 2 years of maintenance experience in a related field.
  5. HVAC Certification is mandatory, EPA Certification is preferred, and a valid driver's license is required.

Physical Requirements and Work Environment

The candidate must be capable of performing physical activities, lifting heavy objects, and working outdoors under varying weather conditions and moderate to high noise levels.
