We are seeking an exceptional Strategic Property Operations Manager to join our team at FPI Management, Inc. in San Diego, CA.

Job Summary

The Strategic Property Operations Manager will assist the Community Director with day-to-day property operations, ensuring that we meet client goals and expectations. This role involves supervising on-site staff, maintaining resident relations, and overseeing property maintenance.

Key Responsibilities
  • Client Relations: Carry out the philosophies and wishes of the owner in daily property operations to ensure FPI meets client objectives and expectations.
  • Communication: Maintain positive, professional communication with applicants, residents, vendors, clients, and guests while representing FPI.
  • Employee Management: Operate the property in the absence of the Community Director, train and onboard new leasing team members, and ensure a smooth working environment.
  • Leasing/Occupancy: Maintain occupancy levels as established by owner/budget expectations, exhibit professional leasing techniques, and implement advertising and marketing strategies for the apartment community.
  • Revenue Management: Assist the Community Director in maximizing revenue potential through lease expirations, timely turnover, rent collections, and delinquency management.
  • Reporting and Document Management: Maintain resident files, ensure document integrity and confidentiality, and meet periodic reporting requirements.
  • Risk Management: Ensure compliance with risk management items, report any injuries or damages, and react professionally in emergency situations.
  • Facility Maintenance: Assist residents with maintenance needs, document facility concerns, and follow up on maintenance requests.
Requirements

To be successful in this role, you should have:

  • A minimum of 1 year of experience in a similar supervisory role, preferably within residential property management.
  • A high school diploma or equivalency certificate, with a college degree in a related field preferred but not required.
  • A valid driver's license, good driving record, current motor vehicle insurance meeting state requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
  • Strong computer skills, including proficiency in MS Office, Google Apps, property management software, email, and internet use.
