Job Title: Lead Maintenance Technician

Job Summary:

The Lead Maintenance Technician is a key member of the Sunridge Management team, responsible for ensuring the physical integrity of our properties at all times. This involves maintaining a clean and well-maintained living environment for residents, visitors, and staff. The successful candidate will anticipate, identify, and correct any and all problems involving the property, implementing procedures to prevent such issues.

Key Responsibilities:

  • Conduct all business in accordance with company policies and procedures, state and federal laws, and industry regulations.
  • Perform maintenance tasks personally and delegate to assistants, overseeing and occasionally inspecting work performed.
  • Institute and manage a system for handling resident service requests, completing work orders within 24 hours when possible.
  • Schedule maintenance personnel in conjunction with the manager to ensure maintenance is available for emergency purposes, 24 hours a day, seven days a week.
  • Conduct regularly scheduled safety meetings with the entire staff, maintaining and communicating HAZCOM standards, and keeping MSDS sheets current and readily accessible.
  • Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials.
  • Identify and correct hazardous conditions throughout the property, such as broken gates, broken steps, open holes, and broken/burned-out exterior lights.
  • Maintain accurate records regarding preventative maintenance, service requests, expenditures, apartment make-ready status, work-in-progress, and other relevant data.
  • Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis, inspecting and maintaining all tools in excellent condition.
  • Indoctrinate and assist in the development of all subordinate maintenance staff, instilling a safety-first attitude among all staff members.
  • Instruct staff on proper use and guidelines for wearing safety items.
  • Complete all required training, including Grace Hill courses, by the designated deadlines.
  • Diagnose and perform minor and routine maintenance/repair involving electrical and plumbing, A/C and heating systems, appliances, water irrigation systems, and other relevant areas.
  • Ensure that all make-ready repairs and services are completed correctly and on schedule.
  • Report all major repairs and requisitions to the manager prior to any expenditure of funds.
  • Possess knowledge of budget and budget compliance.
  • Change locks and make-ready keys.
  • Remove and transfer heavy appliances and equipment from storage to apartments (or vice versa) as circumstances warrant.
  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Identify all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts, and prepare maps indicating same.
  • Perform work area clean-up and safety-related duties.
  • Ensure that storage areas remain locked when not in use.
  • Assist in keeping grounds neat and free of litter.
  • Perform any additional duties assigned by the manager or property supervisor.

Qualifications:

  • At least 3 years' experience in property maintenance or an equivalent field.
  • 40 hours per week, with weekends as circumstances warrant, and on-call on a rotating basis and for emergencies.
  • Required to wear a back support belt, goggles when working with specific equipment, masks, gloves, and other safety equipment as tasks dictate.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Constant need to be on feet, perform routine maintenance/repairs, pick up tools and needed equipment, climb stairs, push or pull, reach above shoulder, grasp/grip/turning, and finger dexterity.
  • Constant need to perform writing, lifting/carrying (supplies, replacement parts, ladders, etc.), and vision requirements.
