Job Title: Community Manager

At GK Management Co., Inc., we are seeking a highly skilled and experienced Community Manager to join our team. As a key member of our operations team, you will be responsible for managing the day-to-day activities of our apartment communities, ensuring a high level of resident satisfaction and driving business growth.

Key Responsibilities:
  • Manage the community and operating budget, ensuring alignment with company objectives and increasing net operating income.
  • Maintain the physical asset and provide a quality living environment for residents.
  • Lead direct reports in an effective manner, establishing a positive and productive working relationship with community team members.
  • Respond to resident complaints and provide resolutions, ensuring resident retention.
  • Prepare lease documents, verify lease files, and complete accurate paperwork.
  • Support quality control by ensuring staff records accurate data and transactions in OneSite, in accordance with GK policy and procedures.
  • Monitor expenses, utility expenses, and payroll accuracy, ensuring compliance with company policies.
  • Manage Capex Budget, including bid processes and project completion.
  • Conduct regular property inspections, ensuring sites are clean and well-maintained, and reporting any potential liabilities.
  • Ensure turnover of vacant units is completed within 5 days, in accordance with GK policy.
  • Ensure compliance with Fair Housing regulations and company policies.
  • Supervise and guide site staff to professionally represent GK in all court proceedings, including evictions and small claims cases.
Requirements:
  • Bachelor's Degree in Business or related field, highly preferred.
  • At least 3+ years of property/community management experience at the Community Manager level.
  • Previous experience must include responsibilities for property operating budgets, financial planning, analysis, and tracking, with solid financial results.
Preferred Qualifications:
  • Property Management Certification, a plus.
Working Conditions:

Normal office environment, with periodic exposure to outside elements. Work schedules may vary based on demand.
