Key ResponsibilitiesThe Leasing Specialist is responsible for showcasing and leasing residential properties, including apartments and homes, to potential tenants. The essential duties include:
- Accurately completing guest cards and documenting all visitor interactions.
- Conducting interviews with prospective tenants to assess their needs and qualifications.
- Inputting guest card information into the system daily.
- Guiding prospects through model apartments, discussing room sizes, layouts, and property amenities.
- Utilizing scenic routes when escorting potential residents to showcase units.
- Engaging with prospects to help them find their ideal home.
- Familiarizing oneself with affiliated communities to refer prospects when necessary.
- Ensuring compliance with Fair Housing Laws and company policies during the qualification process.
- Completing lease agreements and collecting necessary deposits.
- Preparing rental documentation and securing signatures from clients.
- Providing a comprehensive walkthrough of the apartment with new residents upon move-in.
- Addressing maintenance requests and resident inquiries promptly.
- Managing lease renewals and maintaining communication with current residents.
- Conducting regular inspections of the property to ensure upkeep and report maintenance needs.
- Creating and managing listings for available rental properties.
- Developing advertisements for various media platforms.
- Conducting market surveys to stay informed about competitive offerings.
- Maintaining a clean and organized office environment.
- Ensuring all models and available units are presentable and ready for showings.
- Adhering to company policies and procedures while maintaining confidentiality.
The ideal candidate will possess strong organizational skills, attention to detail, and the ability to follow up effectively with prospects and residents. This position does not include supervisory responsibilities.
