Job Overview

Position Summary:

The Building People, LLC is seeking a Facilities Project Manager to oversee and manage maintenance and service operations for designated facilities. This role is crucial in ensuring that all maintenance activities are executed efficiently and that preventive maintenance schedules are adhered to. The Project Manager will work closely with Contracting Officer Representatives (CORs) across various service contracts, including Maintenance, Custodial, Grounds, Pest Control, and Facility Site Services.

Key Responsibilities:

  • Ensure that facility programs and services operate smoothly by maintaining compliance with all necessary certifications, life safety regulations, fire prevention standards, and security protocols.
  • Conduct regular inspections of building systems and equipment to identify and address any issues promptly.
  • Continuously recommend and implement enhancements to preventive maintenance programs.
  • Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical systems, while staying updated on the latest HVAC technology advancements.

Required Qualifications:

  • A minimum of five years of experience in managing and supervising mechanical operations and maintenance within building environments.
  • Demonstrated capability to lead extensive maintenance programs for Department of Defense (DoD) facilities exceeding 700,000 square feet.
  • Experience in facilities management, specifically with commercial-level Mission Critical facilities, including electrical, mechanical, plumbing, HVAC, HAZMAT, and planned preventive maintenance systems.
  • Knowledge of NFPA fire codes, OSHA health and safety regulations, and relevant building codes.
  • Ability to read and interpret building blueprints and schematic drawings effectively.
  • Experience in preparing vendor contracts to ensure high-quality and cost-effective service delivery.
  • Financial acumen to analyze budgets and budget variances as required.
  • Familiarity with Building Automation Systems (BAS) and fire alarm systems.
  • Comprehensive understanding of building systems operations, contractual maintenance, construction services, and local laws related to building safety.

Preferred Qualifications:

  • Experience with Computerized Maintenance Management Systems (CMMS).

Educational Background:

  • A Bachelor's Degree in Engineering, Facilities Management, or Business Management is preferred but not mandatory.
