Job Title: Building Engineer

Job Summary:

ABM Industries is seeking a highly skilled Building Engineer to join our team. As a Building Engineer, you will be responsible for performing preventive and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds supporting services and/or operations.

Key Responsibilities:

  1. Oversee all aspects of the physical infrastructure.
  2. Ensure that all work performed is done to high quality and without impact to internal/external customers.
  3. Subordinate supervisory responsibilities.
  4. Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.
  5. Inspect building systems, including fire alarms, HVAC, and plumbing, to ensure equipment operation is within design capabilities and achieves environmental conditions prescribed by the client.
  6. Coordinate and inspect the work performed by outside contractors.
  7. Hands-on work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning.
  8. Perform assigned repairs and emergency and preventive maintenance, complete maintenance and repair records.
  9. Review assigned work orders, estimate time and materials needed to complete repair orders, and materials and supplies to finish the tasks.
  10. Maintain an energy management program to ensure measures are taken to operate all systems most efficiently to keep operating costs at a minimum, and maintain the building lighting system, including element and ballast repairs or replacements.
  11. Oversee the development and accuracy of site-level operating procedures and other documentation.
  12. Supervise and escalate as needed ABM's response to after-hours emergencies at assigned facilities.
  13. Effectively and efficiently manage the operations budget and expenditures of assigned contracts.
  14. Manage the complete physical assets pertaining to the Operation and Maintenance of the critical and non-critical infrastructure equipment and systems.
  15. Resolve all electrical, mechanical, and Fire Protection System issues in the facilities while minimizing risk and business impact and communicate issues to management and customers in a timely manner.
  16. Manage the customer relationship and act as the single point-of-contact for all facility-related issues, including, but not limited to, schedules, new business, projects, budgets, and expansion and staffing.
  17. Manage oversight from preventive maintenance inspections and provide guidance on how to address issues.
  18. Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials.
  19. Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations.
  20. Ensure that ABM training expectations are met and audit the process monthly.
  21. Identify, vet, and approve all sub-contractors who will perform work on-site.
  22. Develop PM contract scopes-of-work, ensure contract terms are fulfilled.
  23. Ability to operate a vehicle and possess a US driver license.
