Overview of the Maintenance Manager Role

We are seeking a skilled maintenance manager responsible for overseeing daily maintenance operations and ensuring the physical integrity of the assigned property. This role includes compliance with Avenue5 policies and standards, as well as adherence to all local, state, and federal regulations. The maintenance manager will also play a key role in the company's risk management program and contribute to the property budget.

Key Responsibilities

  • Collaborate with the maintenance team to ensure daily tasks, including service requests and unit readiness, are completed.
  • Monitor and assess service request progress, identifying recurring maintenance challenges.
  • Address maintenance issues promptly while maintaining professionalism.
  • Execute various maintenance tasks, including repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
  • Conduct general carpentry work such as wallboard repair, cabinet replacement, and window repairs.
  • Implement proactive preventative maintenance measures across various systems.
  • Ensure accuracy in work order systems by verifying timely completion to company standards.
  • Perform daily inspections of property grounds and amenities to uphold safety and cleanliness standards.
  • Manage property emergencies effectively, including severe weather events.
  • Communicate maintenance issues to the maintenance supervisor and property manager promptly.
  • Promote safety and risk management in compliance with regulations.
  • Monitor response times for emergency maintenance and participate in on-call rotations as necessary.
  • Uphold customer satisfaction by maintaining high cleanliness standards and engaging courteously with residents.
  • Build positive relationships with residents and associated agencies.
  • Conduct inspections before and after resident moves to ensure quality unit turnover.
  • Mentor maintenance team members.
  • Maintain a professional appearance and demeanor at all times.
  • Administer the company's risk management program.
  • Complete special projects as assigned by property leadership.
  • Solicit and manage relationships with suppliers and contractors.
  • Collaborate with property management to ensure compliance with all policies and standards.
  • Participate in weekly property walks with leadership to address operational challenges.
  • Ensure maintenance costs align with the property budget and provide input for future budgets.
  • Perform additional duties as assigned by property leadership.

Qualifications

  • High school diploma or equivalent required.
  • Minimum of three years of experience in property management or a related field.
  • Proficient in general maintenance and carpentry skills.
