This role will also support two affiliated companies under the same management structure: Elevate Multi-Family and Single Bay Industrial.
Position Overview: As a Financial Performance Analyst, you will play a crucial role in formulating strategies aimed at enhancing the financial outcomes of designated properties. You will collaborate with various departments and team members to implement these strategies, assess performance relative to established plans, and communicate results effectively.
Key Responsibilities:
- Assist the Asset Management and Property Management teams in achieving operational objectives and fulfilling reporting obligations.
- Monitor, analyze, and report on key performance indicators (KPIs), providing recommendations for performance enhancement.
- Conduct research to evaluate market dynamics and trends.
- Analyze sales and customer data to identify optimal marketing audiences.
- Collaborate with the Director to establish effective go-to-market strategies based on customer-centric data for Student Housing properties across three regions and Single Bay Industrial.
- Work with the Director to design an efficient online marketing and leasing process that minimizes tenant effort and reduces friction.
- Maintain accurate property Rent Rolls and Stacking Plans.
- Collect and manage data on customer and space attributes for 43 properties.
- Track changes in rent rolls across the portfolio.
- Support long-term leasing collections reporting.
- Utilize and enhance existing trackers to proactively manage critical lease expirations and analyze their financial implications.
- Generate data analysis insights at the portfolio level on various topics, including maintenance, marketing effectiveness, return on marketing spend, capital funds, tenant improvement allowances, leasing costs, available space, and gross potential rent.
- Review and analyze financial reports, delivering timely and insightful feedback.
- Populate and analyze essential asset and portfolio performance dashboards.
- Assist in forecasting revenue, expenses, and cash flow through scenario and sensitivity analyses.
- Evaluate lease proposals to determine net present value (NPV), net effective rent, and cash flow impact.
- Conduct discounted cash flow (DCF) analysis and support periodic property revaluations and internal rate of return (IRR) forecasts.
- Explore innovative and entrepreneurial approaches to enhance performance.
- Become proficient in using Yardi, HubSpot, CoStar, and other internal software systems.

- A proactive approach to managing priorities and expanding the scope of insights and capabilities provided to the team.
- Highly resourceful with excellent written communication skills.
Education and Experience: A Bachelor's degree or higher, complemented by relevant work experience and a proven track record of high achievement in academic, professional, and community endeavors. Experience with Yardi or data extraction from integrated operating platforms is a significant advantage. An interest in applying AI tools to analyze marketing and prospect data, as well as familiarity with digital marketing and its data applications, is also beneficial.
