Additionally, the position supports the ongoing operations of appraisal programs and addresses inquiries from taxpayers regarding appraisal processes. The role involves providing resolution for disputes and participating in appeal hearings. This position does not involve supervising other personnel.

Key Responsibilities Include:

·Conduct evaluations and identify appraisal needs based on property characteristics, usage, and location.

·Examine tax records, land use data, improvements, and valuation documents.

·Identify properties that require appraisal review.

·Research and analyze specific residential property features to estimate their influence on property values.

·Evaluate appraisal data to determine the final property valuation.

·Review site and improvement data, sanitation regulations, zoning laws, planning documents, covenants, deed restrictions, and other relevant legal documentation.

·Compile and assess construction cost data to evaluate its impact on property values.

·Conduct field assessments and site inspections of properties.

·Perform comparable sales analysis to identify valuation factors.

·Gather data necessary for maps, plats, and sketches utilized in appraisals.

·Determine the primary usage of appraised properties.

·Document professional assumptions and limitations.

·Identify comparable sales data and make necessary adjustments to valuations.

·Estimate the value of site improvements.

·Select the appropriate appraisal method (cost or market) for residential properties.

·Verify information in title and ownership records, inspection reports, market models, and other relevant sources.

Working Conditions:

Work hours may occasionally exceed 40 hours, including weekends. Office environment. Outdoor work is required. Lifting is infrequent, generally less than 15 pounds. Travel is necessary; a valid driver's license is required. Knowledge of appraisal methods for residential properties. Familiarity with construction, mapping, GIS, and cadastral systems. Understanding of property sales and valuation procedures. Strong research and analytical skills. Attention to detail and accuracy. Conflict resolution skills. Proficiency in Microsoft programs and other database applications. Effective written, verbal, and interpersonal communication skills.
