We are seeking an experienced Apartment Maintenance Supervisor to join our team. The successful candidate will be responsible for leading the maintenance team and ensuring that all community areas are well-maintained.

Job Description

  • Lead the maintenance team to complete work orders, perform preventive maintenance, and property upkeep.
  • Coordinate and complete resident work orders within 24 hours.
  • Conduct regular community inspections to identify and address any issues.
  • Ensure that all market-ready apartments are prepared for move-in.
  • Perform on-call emergency service as required.
  • Maintain the upkeep of all mechanical equipment in the community, including water heaters and HVAC units.
  • Perform various preventative maintenance functions and record findings in maintenance logs or property management software.
  • Collaborate with the Property Manager to maintain and monitor budget control.
  • Verify contractors have completed insurance requirements before performing work.
  • Comply with Fair Housing Laws and Standards.
  • Monitor shop inventory to ensure productivity.
  • Order supplies in accordance with annual operating guidelines.

Requirements

  • High School diploma or GED equivalency, and a minimum of 2-4 years' experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
  • EPA I or II, Universal, or HVAC certification is required.
  • CPO Certification is a plus, and experience maintaining pools is required.
  • A thorough understanding of electrical, plumbing, and HVAC systems.
  • Previous experience with preventative maintenance, vendor relations, and organizing work orders.
  • Experience with Onesite, Yardi, or other property management software is a plus.
