We are currently seeking an Assistant Maintenance Supervisor at The Levy

Units: 200

Compensation: 30.00 per hour + Incentives

Job Description:

The Assistant Maintenance Supervisor reports to the Maintenance Supervisor and is accountable for assisting the management with maintenance, grounds, and custodial team to ensure quality service is provided to meet the Company's standards for cleanliness, appearance, safety, and overall functionality. The Assistant Maintenance Supervisor performs technical and mechanical skills to ensure all units, renovations, common areas, and grounds are upkept while overseeing outside contractors and vendors.

Job Responsibilities:
  • Assists Maintenance Supervisor in overseeing maintenance team and vendors/contractors in regards to make-ready units, work orders, renovations, structural repairs, cleanliness, and ground maintenance.
  • Performs daily scheduled maintenance and completes work orders scheduled from resident service requests or from on-site team within an appropriate time frame
  • Assists with interviewing, screening, and making recommendations for any potential technicians, grounds, or housekeeping personnel in conjunction with the Property Manager and Maintenance Supervisor
  • Assists in training all maintenance technicians, porters, grounds, and housekeeping personnel
  • Coordinates, oversees and inspects vendor work performed on the property
  • Assists Maintenance Supervisor in adhering to maintenance budget
  • Takes initiative by completing preventative maintenance by diagnosing the source or cause of the issue and makes repairs in accordance with established policies, procedures, safety standards, and code requirements
  • Oversees the completion of make-ready units within the scheduled time frame accurately and understands the process by completing the pre-move-out inspection, creating a "punch list", scheduling vendors as needed, obtaining needed materials, completing all maintenance tasks, and inspecting finalized work
  • Ensures documentation of work orders and make-ready units are thoroughly and accurately completed in a timely manner in property management software
  • Ensures compliances of OSHA standards and company safety policies and procedures
  • Inspects grounds daily and periodically inspects work performed by vendors to ensure Company quality and expectations are met
  • Maintains MSDS sheets as well as replacement logs
  • Enforces clean work area and regularly inspects tools and equipment are neat, orderly, and functioning properly
  • Reports unusual or extraordinary observation to Property Manager and Maintenance Supervisor.
  • Remove snow and ice as necessary
Requirements:
  • Must have a minimum of 3+ years experience in property management in maintenance role
  • Must be available to work on-call/after-hours as needed (rotation schedule)
  • Expert knowledge and the ability to perform professional level maintenance services, such as plumbing, electrical, appliances, HVAC, and general construction
  • HVAC certified or the ability to become certified
  • Ability to safely operate various hand tools and equipment including power tools, blowers, power wash machine, spray equipment, snakes, jack hammers, electrical test devices, grinders, drills, saws, motorized/electric vehicles, ladders, and solvents
  • Possess effective communication skills both verbal and written
  • Ability to maintain positive relationships with on-site team, residents, and vendors
  • Valid Driver's License and proof of automobile liability insurance coverage
