Job Summary

The Lead Maintenance Technician is a key member of our team at Prospera Housing Community Services, responsible for ensuring the buildings and common areas of our Kingsville LULAC Manor property are well-maintained and in excellent condition. This role requires a high level of technical expertise, strong communication skills, and the ability to work independently with minimal supervision.

Key Responsibilities
  • Inspect properties to identify maintenance needs and report to the Property Manager.
  • Assist with move-out inspections and ensure all make-ready assignments are completed timely and to a high standard.
  • Manage the completion of maintenance tasks, including caulking, painting, electrical, plumbing, and HVAC maintenance.
  • Confer with the On-Site Manager to coordinate projects requiring outside contractors.
  • Maintain a six-week inventory of replacement and repair parts.
  • Manage the on-site tool inventory system and ensure all tools are in good working condition.
  • Maintain a clean, safe, and organized shop and storage area.
  • Complete resident service requests in a timely manner, prioritizing tasks and establishing daily work schedules for maintenance staff.
  • Work to maintain the physical appearance, curb appeal, and upkeep of the property.
  • Participate in the preventative maintenance program as directed by Management.
  • Follow OSHA and Company safety standards.
  • Remove bulk trash items from the property when observed.
  • Assist in the training and daily direction of maintenance/porters.
  • Participate fully in staff meetings and designated company training programs.
  • Assist the Property Manager and Resident Services Manager with planning and executing resident events.
  • Be available to handle after-hours emergency problems as directed by the Property Manager.
Requirements
  • High School diploma or GED preferred.
  • 5 years of experience in the multi-family housing industry preferred.
  • Environmental Protection Agency Section 608 Certification required or obtain within one year of employment.
  • Pool Operator Certification required, if applicable to assigned property.
  • Valid Class "C" Texas Driver's License required.
