Overview:
Engage in advanced technical and administrative responsibilities while leading a small team of 4-6 specialists in tasks related to right-of-way negotiations, acquisitions, or other pertinent activities.
Responsibilities:
Leadership and Direction
Execute tasks under moderate supervision, necessitating the exercise of independent judgment and discretion on occasion.
This position does not entail direct supervisory duties but will act as a lead/resource among a team of peers in similar roles to share expertise, provide guidance, and mentor others.
Serve as the primary contact for all field agents to address inquiries, provide mentorship, and implement the approved training program for new hires.
Conduct the Work
Examine relevant ROW documents (easements, exhibits, payment agreements, rights of entry, damage claims, contracts, licenses, leases, permits, options, etc.) and other necessary documentation to secure appropriate rights for electric transmission and/or distribution facilities.
Identify land ownership through public records.
Review, prepare, analyze, and interpret all land and Right-of-Way related agreements, deeds, easements, leases, permits, and licenses.

Qualifications:
Bachelor's, technical, or associate's degree and/or equivalent right-of-way work experience required.
A minimum of two (2) years of experience in a professional role.
At least eight (8) years of experience in various aspects of right-of-way acquisition is preferred.
Possession of an active real estate license in the required state.
Willingness to travel up to 50% of the time during peak periods.
Familiarity with right-of-way and land acquisition, as well as regulatory and legal matters, is preferred.
Ability to read and interpret engineering drawings and legal documents related to real estate and right-of-way transactions.
Skill in communicating and negotiating with property owners regarding potential impacts on their property. Clients may include homeowners, legal representatives, industries, universities, and utilities.
Maintaining a satisfactory driving record as determined by the Company and holding a current, valid State driver's license.
Proficiency in Microsoft Applications, including Outlook, Word, Excel, and PowerPoint.
Familiarity with work management tools and related technologies such as GIS and Google Earth.
Physical Demands and Working Environment:
Primarily an indoor professional office setting, which may involve bright/dim lighting, noise, fumes, odors, and traffic.
Mobility within an office environment.
Frequent and prolonged use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
Primarily local travel during business hours, although some out-of-area and overnight travel may be necessary based on business needs.
