Position Overview:
The Michaels Organization is dedicated to providing exceptional living experiences. Our focus extends beyond just real estate; we are committed to enhancing the lives of our residents through dedicated service and community engagement.
Key Responsibilities:
1. Conduct thorough custodial and grounds maintenance tasks, including sweeping, mopping, vacuuming, and emptying waste and recycling receptacles in residential units and communal areas.
2. Execute minor repair tasks, which may involve unblocking windows, painting both interior and exterior surfaces as necessary, and replacing light bulbs or addressing other minor maintenance issues as directed.
3. Support the process of apartment move-in and move-out inspections, assisting the Maintenance Manager or Community Manager in coordinating annual apartment evaluations.
4. Maintain knowledge of water and gas meter shut-offs, as well as all apartment and fixture cut-offs, and sewer clean-outs, ensuring compliance with safety standards and company policies.
5. Regularly inspect all buildings and common areas, collecting litter, weeding, and performing janitorial tasks and maintenance support as required.
6. Ensure that storage areas and entrances are secured and that adequate lighting is maintained in these spaces.
7. Foster effective, timely, and professional interactions with residents, contractors, and the property management team regarding all services rendered.
8. Undertake additional duties as assigned.
Qualifications:
Experience: Previous custodial experience is preferred but not mandatory.
Education: A High School Diploma is preferred.
Skills and Abilities:
- A willingness to assist in various tasks as needed.
- Must possess a personable and trustworthy demeanor, able to collaborate effectively with residents and colleagues while prioritizing safety.
- Ability to read, speak, and understand work instructions and safety notices in English.
Working Conditions:
- This role may involve exposure to dust, fumes, solvents, variable lighting conditions, and noise.
- Flexibility to work evenings, weekends, and holidays as required for emergencies or scheduled shifts.
