Maintenance Director

The Maintenance Manager will play a crucial role in ensuring the physical condition of our properties is safe, attractive, and comfortable. This includes establishing preventive maintenance programs, performing property and equipment inspections, and supervising personnel.
Key Responsibilities:- Supervise Maintenance Technicians and Employees: Directly supervise maintenance technicians and employees, including hiring, training, performance management, and termination of direct reports.
- Manage Financial Performance: Responsible for the management of the financial performance and operations within the approved maintenance budget of the property.
- Schedule and Train Subordinate Personnel: Schedule, train, supervise, and evaluate all subordinate maintenance personnel, ensuring they are fully compliant with all required training.
- Prioritize Work Orders: Prioritize work orders and follow up on assignments to ensure timely completion.
- Ensure Property Goals: Ensure property goals for work order response and completion times are met.
- Establish Emergency Procedures: Establish emergency on-call procedures.
- Manage Company Equipment: Responsible for all company-owned equipment and small tools.
- Participate in Make Ready: Participate and supervise the make ready of vacant units as necessary.
- Conduct Regular Inspections: Make regular inspections of the property.
- Ensure Compliance: Ensure compliance with all preventive maintenance procedures.
- Prepare Purchase Orders: Prepare purchase orders and order all parts and supplies.
- Assist Maintenance Director: Assist the Maintenance Director as requested.
- Contribute to Resident Retention: Contribute to resident retention programs.
- Ensure Safety: Ensure that unsafe conditions are corrected in a timely manner.
- Comply with Safety Rules: Learn and ensure compliance with all company, local, state, and federal safety rules.
- Education: High School Diploma or GED (or equivalent) Required or advanced training or degree in building maintenance, management, construction, skilled trades, or other related subject Preferred.
- Experience: 5 or more years' experience in building maintenance Required and 1-3 years staff supervisory experience Required and Previous experience managing Preferred.
- Certifications: HVAC/EPA certification Required and OSHA 10 certification Required.
- Physical Demands: Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
- Driver's License: Valid Driver's License Required.
