About the Role

We're seeking an experienced Land Development Analyst to join our team. In this role, you'll work closely with our Vice President of Land Acquisition and Land Transaction Manager to source, prepare competitive market analysis studies and reports, assemble financial reports and statements, help to research deal-specific tasks, and provide support in preparing feasibility books, memoranda, and other documentation for corporate approval.

You'll be responsible for performing a lead role in the financial analysis inherent to quarterly and annual Division Business Plans summarizing actual and projected financial performance for the Division and each Division asset. This will include preparing gross revenues, profit margins, sources and uses of funds, and related distribution projections, cash flow forecasts, break-even analysis, cost-basis and cost-of-sales analysis, return-on-assets, and internal rate of return.

In addition, you'll assist in financial feasibility analysis for each of the Division's acquisitions opportunities, prepare underwriting proformas and related financial documentation for each asset acquired by Division, perform asset sales pricing analysis (e.g., residual value analysis) and formulate/analyze financial deal points for each of the Division's disposition opportunities, recommend price/profit participation structures, price escalations/option payment schedules, interest rates, etc.

You'll also implement and maintain a computerized financial proforma model for community planning purposes and perform liaisons roles with our Corporate Finance customers to ensure that the Division is adhering to all financial strategies and related procedures and providing financial analysis data in a manner that ensures easy use.

Maintaining a market analysis database for use in project feasibility analysis, understanding competitive markets by visiting sites as required, collating and analyzing competitive pricing, features, costs, etc., and assisting in the Greenfolder process by preparation of vestacalcs, charts, graphs, and reports as required are also key responsibilities of this role.

Your Toolbox

To succeed in this role, you'll need:

  • A Bachelor's Degree in Business, Economics, Real Estate, Finance, or a similar discipline.
  • 3-5 years of related experience.
  • A basic understanding of real estate and residential land use.
  • Local real estate knowledge.
  • Highly proficient in Microsoft Excel, Word, and PowerPoint.
  • A working knowledge of mapping applications.
  • Detail-oriented with a strong acumen for critical, logical thinking and problem-solving.
  • Excellent interpersonal, written, and verbal communication skills.
