Capital Underwriting Director

The Capital Underwriting Director plays a pivotal role in AlerisLife Inc.'s capital investment strategy, reporting directly to the Senior Director of Capital Projects. This key position is responsible for providing strategic insights, analysis, and recommendations on capital investments in owned and operated senior living communities.

With a deep understanding of current assets, including product mix and units, as well as localized competitive market data and strong financial analysis skills, the Capital Underwriting Director provides critical insights and risk assessments to inform capital investments.

Key Responsibilities:
  • Assess and analyze prospective capital investments to evaluate financial feasibility, risk, return on investment, and alignment with company objectives.
  • Establish and maintain a process for conducting capital needs assessments and impact analysis with rigorous due diligence and a clear understanding of markets and the senior living industry.
  • Analyze current portfolio property performance and identify opportunities for value enhancement and optimization, considering local market conditions, product mix, and unit availability.
  • Research and understand market trends for both current portfolio markets and new markets for potential acquisitions.
  • Determine and advise on the level of risk involved in various capital investments and project expected financial gains or losses.
  • Work closely with asset management, operations, sales, and finance teams to ensure alignment of underwriting strategies with overall business goals.
  • Evaluate investment proposals, including acquisitions, developments, renovations, and repositioning projects, to assess financial feasibility and strategic fit.
  • Prepare investment memos, presentations, and financial models to support decision-making processes and communicate investment recommendations to senior leadership and stakeholders.
  • Monitor the performance of existing investments and provide regular updates on key metrics, variances, and performance trends.
  • Stay informed about industry trends, regulatory changes, and emerging opportunities in the senior living market to identify potential investment strategies and competitive advantages.
  • Build and maintain relationships with external partners, including lenders, brokers, consultants, and other industry professionals, to support deal sourcing and execution efforts.
Requirements:
  • Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. MBA or advanced degree preferred.
  • 7-10 years of proven experience in capital underwriting, investment analysis, or financial planning, with a focus on the senior living or multi-family industry, and a demonstrated understanding of industry dynamics, market trends, and competitive landscape.
  • Proven track record of successfully underwriting and executing capital projects, acquisitions, or developments.
  • Strong analytical skills with the ability to interpret complex financial data and market research.
  • Excellent communication and presentation skills, with the ability to articulate insights and recommendations to senior leadership and stakeholders.
