The specialist will work closely with senior leadership to ensure acquisitions align with the company's expansion strategies and financial objectives. The ideal candidate will possess substantial experience in land procurement, a robust network within the real estate community, and a demonstrated history of successful project management.

Key Responsibilities:

1. Strategic Land Procurement and Site Assessment:

  • Identify and assess potential land acquisition prospects to meet the company's annual construction goals.
  • Conduct comprehensive market research to evaluate prospective projects using residential data platforms.
  • Review sites based on selection criteria and perform financial assessments to gauge feasibility and profitability.
  • Analyze market trends and current land holdings to pinpoint opportunities for future acquisitions.

2. Negotiation and Due Diligence:

  • Kick off projects by identifying parcels, negotiating with sellers, conducting due diligence, and drafting letters of intent.
  • Negotiate and draft contracts and amendments in collaboration with external legal counsel.
  • Guide projects through the entitlement process, including concept planning and final approvals.
  • Work alongside the Land Development team on necessary rezoning applications and municipal approvals.

3. Project Leadership:

  • Direct cross-functional teams, including land development, finance, sales, and marketing, to prepare formal land proposals for the Investment Committee.
  • Organize and lead meetings with project teams, consultants, and local authorities throughout the entitlement phase.
  • Anticipate potential challenges for each project and propose strategies to address possible objections during the entitlement process.

4. Networking and Relationship Management:

  • Build and sustain relationships with key stakeholders in the real estate sector, including brokers and developers.
  • Represent the company at industry events and conferences to enhance visibility and uncover new opportunities.

Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related discipline.
  • A minimum of 5 years of experience in land acquisition, ideally within the homebuilding sector.
  • A strong network of contacts within the real estate market.
  • A proven history of successful land acquisitions and project oversight.
  • Exceptional negotiation, analytical, and problem-solving abilities.
  • Advanced proficiency in Excel.
  • Capability to lead and manage cross-functional teams effectively.
  • Strong communication and interpersonal skills.
