Job Title: Property Manager I

WinnCompanies is seeking a highly skilled Property Manager I to oversee the daily operations of our apartment community in Oxnard, CA. As a key member of our team, you will be responsible for managing, marketing, and maintaining the property to ensure optimal performance and compliance with regulatory standards.

Responsibilities:
  • Collaborate with senior management to establish rent levels and oversee rent schedules, increases, and renewals.
  • Maintain high occupancy levels and process timely and accurate move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications, adhere to property standards, and follow company marketing policies and reporting requirements.
  • Ensure accurate property software data and maintain compliance with state and federal program regulations.
  • Direct maintenance teams to implement maintenance programs and controls, and report property incidents, accidents, and injuries.
  • Resolve resident issues and conflicts timely and in accordance with site guidelines.
  • Prepare the property's annual budget for approval by senior management and provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices, and ensure timely collection and deposit of all rents and fees.
  • Use company directives to screen, hire, and train new personnel, and promote staff efficiency and engagement through ongoing company and industry trainings.
Requirements:
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Knowledge of property management and landlord and tenant laws.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills and outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.
  • Experience with Yardi or RealPage property management software.
Preferred Qualifications:
  • Bachelor's degree.
  • Bilingual in Spanish and English.
  • Strong working experience in tax credit (LIHTC) and Rural Development.
  • Knowledge of marketing and leasing techniques.
  • NAHP - CPL, SHCM, CAM (MA - C3P) designations.
