Key Responsibilities:
- Follow The Morgan Group's Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals, as well as the Team Member Handbook.
- Oversee building systems, including fire, electrical, security, and elevators. Report any unsafe conditions to the Lead Maintenance personnel.
- Regularly inspect the community and report any hazards to the Lead Maintenance.
- Perform all tasks in accordance with OSHA regulations and The Morgan Group Operations manual.
- Ensure a work environment that meets safety standards.
- Safeguard flammable and hazardous materials, ensuring that Safety Data Sheets (SDS) are available for all chemicals.
- Assist in maintaining all common areas of the property.
- Support a preventive maintenance program for all building interiors and exteriors, including pools, fitness equipment, HVAC systems, and lighting.
- Respond to all service requests within a 24-hour timeframe, ensuring timely and accurate completion.
- Guarantee that all vacant units are ready for market within a week.
- Help maintain an appropriate inventory of tools and supplies in line with the property budget.
- Keep the area for property tools and supplies organized and secure on a daily basis.
- Meet all training requirements set for this position.
- Execute all essential job functions as dictated by business needs.
Additional Responsibilities:
Perform other tasks as assigned by your supervisor that are not listed as essential job functions.
Physical Requirements:
- Must be able to remain on feet for a significant portion of the workday (66% to 100%).
- Engage in various physical activities, including bending, stooping, squatting, kneeling, and climbing stairs. Duties may require access to upper-level apartments and working from ladders.
- Lift and carry items such as supplies and equipment, with occasional needs exceeding 50 lbs, often requiring assistance.
Vision Requirements:
- Ability to complete forms, review reports, and enter data on a computer.
- Must be able to identify areas requiring attention.
- Read cautionary labels and follow written instructions.
- Frequent need to see beyond arm's reach.
Communication Requirements:
- Regularly provide and receive information from residential management.
- Ability to read, write, and comprehend English is essential.
Driving Requirements:
- Occasional need to use personal transportation for picking up supplies.
- Must be available for on-call duties and respond promptly.
- A valid driver's license, insurance, and vehicle registration are required for business-related driving.
Work Environment:
- Work primarily outdoors in various weather conditions for extended periods.
- Frequent indoor work in conditions that may be uncomfortable.
- Occasional exposure to paint fumes and other chemicals, requiring the use of Personal Protective Equipment.
- May need to work in confined or awkward positions occasionally.
