Key Responsibilities:

  1. Follow The Morgan Group's Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals, as well as the Team Member Handbook.
  2. Oversee building systems, including fire, electrical, security, and elevators. Report any unsafe conditions to the Lead Maintenance personnel.
  3. Regularly inspect the community and report any hazards to the Lead Maintenance.
  4. Perform all tasks in accordance with OSHA regulations and The Morgan Group Operations manual.
  5. Ensure a work environment that meets safety standards.
  6. Safeguard flammable and hazardous materials, ensuring that Safety Data Sheets (SDS) are available for all chemicals.
  7. Assist in maintaining all common areas of the property.
  8. Support a preventive maintenance program for all building interiors and exteriors, including pools, fitness equipment, HVAC systems, and lighting.
  9. Respond to all service requests within a 24-hour timeframe, ensuring timely and accurate completion.
  10. Guarantee that all vacant units are ready for market within a week.
  11. Help maintain an appropriate inventory of tools and supplies in line with the property budget.
  12. Keep the area for property tools and supplies organized and secure on a daily basis.
  13. Meet all training requirements set for this position.
  14. Execute all essential job functions as dictated by business needs.

Additional Responsibilities:

Perform other tasks as assigned by your supervisor that are not listed as essential job functions.

Physical Requirements:

  1. Must be able to remain on feet for a significant portion of the workday (66% to 100%).
  2. Engage in various physical activities, including bending, stooping, squatting, kneeling, and climbing stairs. Duties may require access to upper-level apartments and working from ladders.
  3. Lift and carry items such as supplies and equipment, with occasional needs exceeding 50 lbs, often requiring assistance.

Vision Requirements:

  1. Ability to complete forms, review reports, and enter data on a computer.
  2. Must be able to identify areas requiring attention.
  3. Read cautionary labels and follow written instructions.
  4. Frequent need to see beyond arm's reach.

Communication Requirements:

  1. Regularly provide and receive information from residential management.
  2. Ability to read, write, and comprehend English is essential.

Driving Requirements:

  1. Occasional need to use personal transportation for picking up supplies.
  2. Must be available for on-call duties and respond promptly.
  3. A valid driver's license, insurance, and vehicle registration are required for business-related driving.

Work Environment:

  1. Work primarily outdoors in various weather conditions for extended periods.
  2. Frequent indoor work in conditions that may be uncomfortable.
  3. Occasional exposure to paint fumes and other chemicals, requiring the use of Personal Protective Equipment.
  4. May need to work in confined or awkward positions occasionally.
