POSITION OVERVIEW

The Facilities Maintenance Specialist plays a crucial role in supporting the comprehensive upkeep of properties under the guidance of the Assistant Superintendent or Building Superintendent.

KEY RESPONSIBILITIES

This role encompasses a diverse range of tasks related to the maintenance of buildings, grounds, and equipment. A solid understanding of plumbing, electrical systems, carpentry, HVAC, appliance repair, landscaping, painting, and flooring is essential. The responsibilities include, but are not limited to:

  • Timely completion of maintenance requests.
  • Preparation of apartments for new occupants in accordance with established standards.
  • Maintaining cleanliness in community facilities, including laundry rooms, offices, maintenance areas, and outdoor spaces.
  • Regularly collecting debris throughout the property.
  • Cleaning parking areas and waste disposal zones.
  • Collaborating with the Superintendent and/or Property Manager for unit inspections and addressing any identified issues.
  • Being available for emergency situations, such as snow removal or fire response, as directed by management.
  • Documenting incidents within 24 hours of occurrence (e.g., injuries, property damage, disturbances).
  • Accepting maintenance requests exclusively from the Superintendent and/or Property Manager.

REQUIRED QUALIFICATIONS: SKILLS & COMPETENCIES

  • A minimum of 3 years of experience in various aspects of property maintenance.
  • High School diploma or equivalent.
  • Proficient knowledge in plumbing, HVAC, electrical work, carpentry, appliance repair, property maintenance, landscaping, roofing, flooring, etc., or the willingness to acquire these skills.
  • Effective communication skills, both verbal and written, with a diverse range of individuals.
  • Ability to take responsibility and be accountable for actions.
  • Dependable and trustworthy character.
  • Capability to manage time effectively to meet deadlines.
  • Ability to maintain a consistent work pace while delivering quality results.
  • Participation in an on-call rotation is required.
  • Proper use of safety equipment, including gloves, goggles, back support, and appropriate footwear.
