    • Perform assigned repairs, emergency, and preventive maintenance, maintaining accurate records as required.

    • Ensure compliance with applicable codes, regulations, and company directives related to building operations.
    • Develop and implement procedures to ensure a safe working environment for all employees and clients.
  • Communication and Customer Service
    • Communicate effectively with clients, tenants, and internal stakeholders to ensure that their needs are met and that they receive exceptional service.

  • Energy Management
    • Develop and implement energy management programs to ensure that all systems are operating efficiently and that energy costs are minimized.

Requirements
  • Education and Experience
    • Trade school training and a minimum of 10 years of experience in building operations or an equivalent combination of education and experience.
    • A minimum of 7+ years of building maintenance experience in a commercial property, including supervisory experience.
  • Licenses and Certifications
    • Appropriate licenses and permits for trade, such as Journeyman or Master Electrician License or City Licenses.
  • Skills and Knowledge
    • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
    • Familiarity with Energy Management System (EMS)/programming and fire alarm systems.
    • Knowledgeable in energy management systems, techniques, and operations.
    • Thorough knowledge of all building systems operations, maintenance, and repair.
    • Basic skills with Microsoft Office Outlook, Word, and Excel.
  • Physical Demands
    • Ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs. of equipment (pump, tools, ladders) and safely install rigging/lifting devices.
    • Lift and carry objects of up to 50 pounds for distances of up to 30 feet.
    • Ability to work extended periods of time without relief when responding to priority/emergency situations.
