Position Summary:
The Lead Facilities Engineer is responsible for overseeing and executing general preventive maintenance and corrective repairs of commercial properties, systems, equipment, and surrounding areas. This role involves working under direct supervision to assist in monitoring the operational efficiency and performance of building systems. The position requires a diverse skill set, including plumbing, electrical work, painting, roofing, and HVAC systems.
KEY RESPONSIBILITIES
• Ensure compliance with all relevant codes, regulations, and company directives regarding building operations and safety.
• Supervise and conduct daily repairs, emergency responses, and preventive maintenance tasks.
• Maintain accurate records of maintenance and repairs performed.
• Review and prioritize assigned work orders.
• Estimate the time and materials required for repairs.
• Procure necessary materials and supplies for maintenance tasks.
• Assist in the installation and modification of building systems and equipment.
• Troubleshoot and repair various building systems, including plumbing, kitchen equipment, roofing, drainage, and HVAC.
• Inspect new installations to ensure adherence to building codes and safety standards.
• Maintain lighting systems throughout the facility, including cleaning fixtures and replacing bulbs.
• Perform grounds maintenance tasks such as raking, sweeping, and snow removal.
• Carry out furniture assembly and locksmith duties as required.
• Respond promptly to emergency situations, coordinating additional assistance as necessary.
• Perform other related duties as assigned.
ADDITIONAL TASKS
- Conduct routine inspections of property conditions, including lighting, roofs, pumps, doors, windows, and landscaping.
- Troubleshoot and calibrate pneumatic and building automation controls.
- Diagnose plumbing and mechanical issues.
- Replace faulty light bulbs and ballasts.
- Clean and lubricate motors and moving parts on machinery.
- Repair and replace defective equipment components.
- Patch and touch up walls and exterior structures.
- Maintain cleanliness and organization of workspaces and storage areas.
- Set and adjust timers for lighting and irrigation systems.
- Document inspections, work orders, and time sheets.
WORK ACTIVITIES
- Investigate reported issues at various locations and document findings.
- Communicate effectively with supervisors, managers, and team members.
- Monitor utilities and the condition of equipment and building operations.
- Record time worked, materials used, and maintenance performed.
QUALIFICATIONS
- Minimum of a two-year college degree.
- At least five years of experience in managing building trades and stationary engineering.
PREFERRED SKILLS
- Mechanical knowledge of machines and tools, including their repair and maintenance.
- Familiarity with commercial building construction methods and materials.
- Understanding of safety policies and procedures.
- Basic computer skills, including proficiency in Microsoft Outlook, Word, and Excel.
LICENSES (preferred but not required)
• EPA 608 Universal Certification for refrigerants.
COMMUNICATION SKILLS:
- Effective oral communication skills with the ability to explain and educate clearly.
- Proficient in English communication, both verbal and written.
- Strong interpersonal skills to interact with all levels of the organization.
- Active listening skills.
- Ability to produce written materials with proper grammar and punctuation.
