Position Overview
This role is responsible for managing all facets of leasing and delivering outstanding residential services within a large-scale apartment community characterized by its unique and challenging environment. The position merges sales, customer engagement, and marketing strategies to effectively lease apartments, foster strong relationships with both prospective tenants and current residents, and design and execute 'community engagement' initiatives that promote interaction and assist new residents in settling in. A key responsibility includes meeting with potential tenants, understanding their requirements, and guiding them in choosing the most suitable apartment in this distinctive setting.

Key Responsibilities

Primary Duties
  • Welcome prospective tenants at the leasing office, complete visitor cards, and pre-qualify interested individuals.
  • Conduct tours of model and available apartments, utilizing approved rental rates and adhering to marketing guidelines, while securing applications and deposits from qualified candidates.
  • Manage the application process and complete the resident processing checklist.
  • Facilitate lease signings and move-in orientations for new residents.
  • Secure authorization to finalize leases, gather signatures, distribute apartment keys, and perform move-in inspections.
  • Conduct pre-move-in inspections in line with established policies, ensuring all move-in documentation is complete, including leases, community information, and move-in packets, and carry out move-out inspections upon receiving notice.
  • Process rental payments, maintain precise records of all community transactions, and submit reports promptly (e.g., rent roll, delinquency reports, move-in and move-out records).
  • Create computerized work orders based on resident inquiries; respond to questions and provide follow-up to keep residents informed.
  • Conduct follow-up with residents through Satisfaction Surveys.
  • Inspect the property and vacant apartments weekly to ensure they meet established standards.
  • Engage in outreach marketing efforts.
  • Organize and execute events for residents to foster community and assist new residents in acclimating.
  • Support monitoring of lease renewals, distribute and follow up on renewal notifications.
  • Assist at the front desk during peak times or when the receptionist is unavailable.
  • Participate in social media marketing initiatives.
  • Perform additional duties as assigned.
Work Environment
  • This position is primarily office-based at the property.
  • Seasonal weekend work may necessitate flexible scheduling and occasional extended hours.
  • Ability to travel to various locations as required.
Preferred Qualifications
  • A minimum of two years of experience in property management with a proven track record in sales.
  • Experience in leasing new developments from initiation to achieving stabilized occupancy is preferred.
  • Exceptional interpersonal skills and a positive demeanor are essential.
  • Strong organizational abilities are necessary, along with the capacity to follow through on tasks and work independently without close supervision.
  • The individual in this role must maintain professionalism and courtesy at all times, with the ability to multitask and meet deadlines.
  • Proficiency in computer usage is critical, as are excellent communication skills.
Required Qualifications

High school diploma or equivalent certification and two years of experience in property management or demonstrated sales experience.

Compensation
$29.91 / Hourly

The compensation reflects base salaries for positions within a specific job grade at the institution. Individual rates will be determined by qualifications, performance, equity within the department, market rates for similar positions, and departmental budget considerations.
