Job Overview

We are seeking an experienced Hotel Renovation Construction Estimator and Project Manager to oversee the planning, estimation, and execution of new and rehabilitated hotel construction projects.

The ideal candidate will have a strong background in construction management, cost estimation, and project coordination, specifically in the high-end hospitality sector.

You will be responsible for managing all phases of bidding, cost estimating, pre-construction and construction management, from initial project estimates to final completion, ensuring projects are delivered on time, within budget, and to high-quality standards.

Key Responsibilities

Project Estimation and Bid Preparation:

• Analyze project plans, specifications, and drawings to develop detailed cost estimates and bid instructions.

• Work with architects, engineers, and subcontractors to obtain accurate scope information and qualifications.

• Prepare bid proposals, budgets, and evaluate subcontractors bid proposals in accordance with the plans and specifications for the project.

• Develop the project schedule to determine timeline and exhibit to the bid proposal.

• Lead pre-bid meetings with the Client and Subcontractors.

• Conduct site assessments and review potential risks, logistics and access ensuring costs are accurately reflected.

• Assemble the bid package and provide requirements as indicated.

• Attend Bid/Award meetings

Pre-Construction:

• Once the project is awarded, lead and manage Pre-Construction activity as required by the Client and GC.

• Provide Client/Consultants with constructability guidance, details and value engineering.

• Attend Client/Consultant weekly meetings.

• Prepare project for the commencement of construction, identifying and securing long lead items, subcontractor award, contracting, scheduling and project requirements.

• Provide updated project schedule as the project evolves during the pre-construction effort.

Project Management:

• Oversee the entire project lifecycle, from pre-construction to project completion and closeout.

• Manage and lead project team members including field superintendent.

• Develop detailed CPM project schedules, timelines, and milestones to ensure timely delivery. Update schedules to reflect construction progress, delays and impacts.

• Coordinate with subcontractors, vendors, and suppliers to ensure proper workflow, schedule adherence and project objectives.

• Monitor project progress, resolve any issues or delays, and ensure adherence to budget and scope.

• Prepared monthly progress and financial report to project executive.

• Manage the project's financial aspects, through the accounting office, including establishing the SOV, monthly draw applications, change order processing and billable construction progress and payments.

• Attend and lead project OAC's, subcontractor meetings, coordination meetings, and internal project status meetings.

• Manage the project for inception though completing and close-out in order to maintain good standing with the Client, CM and consultants.

• Implement safety protocols and compliance with local OSHA and building and safety codes and regulations.

Stakeholder Communication:

• Act as the primary point of contact for clients, architects, engineers, and contractors and internal team members.

• Provide regular updates and reports to stakeholders on project status, budget, and timelines.

• Collaborate with the design team to ensure construction aligns with the intended design and functionality.

Budget and Cost Control:

• Monitor and control project costs, ensuring projects stays within budget.

• Identify cost-saving opportunities and potential risks during the project.

• Process and review all change orders, invoices, and progress payments.

• Update G-702/704 Client draw applications according to construction progress.

• Adress any issues with sub-contractor billings.

Quality Control:

• Ensure high-quality standards are maintained throughout construction.

• Conduct regular site visits and inspections to verify project compliance with specifications and standards.

• Adjust scope and quality expectations with Client and Design team as necessary.

Qualifications:

• Bachelor's degree in Construction Management, Civil Engineering, or related field.

• Minimum of 5 years of experience in construction estimating, bidding and project management in hotel or hospitality-related construction.

• Strong knowledge of construction methods, materials, and legal regulations.

• Proficient in project management software (e.g., Procore, MS Project) and estimating software (e.g., Bluebeam, PlanSwift and Onscreen Takeoff).

• Excellent problem-solving, negotiation, and organizational skills.

• Ability to work in a fast-paced environment, managing multiple projects simultaneously.

• Strong communication and leadership skills.

Preferred Qualifications:

• Experience managing multi-million-dollar luxury and mid-level hotel projects.

• PMP certification or equivalent preferred.

• LEED accreditation or experience with sustainable construction practices preferred.
