Position: Maintenance Technician
Location: Boulder Creek (Multi Site) - Garden City, ID
Compensation: Based on experience
Status: Full-time, Non-Exempt
Hours: 40 hours per week

Key Responsibilities:

  • Address maintenance requests from residents within 24 hours, following specified directives.
  • Conduct regular inspections of all units, buildings, and common areas, performing minor repairs to prevent larger issues.
  • Ensure physical security by verifying that storage areas and entrances are secured and adequately lit.
  • Assist in preparing vacant apartments for new occupants, including necessary painting, ensuring turnover is completed promptly.
  • Familiarize yourself with the locations of water meter cutoffs, gas meter cutoffs, and sewer clean-outs.
  • Ignite pilot lights that have extinguished; for complex gas issues, contact the gas company.
  • Perform scheduled maintenance on all equipment according to manufacturer guidelines.
  • Adhere to safety, security, and maintenance protocols.
  • Complete additional tasks as assigned by the Maintenance Supervisor or Community Manager.
  • Repair electrical and plumbing issues, including switches, outlets, faucets, and stoppages.
  • Paint both the interior and exterior of buildings as needed.
  • Change locks as required.
  • Conduct scheduled preventive maintenance.
  • Attend meetings and training sessions as directed by the company.
  • Repair broken glass, including cutting and glazing.
  • Address repairs in areas such as concrete, masonry, and roofing.
  • Perform carpentry tasks, including door fitting, window repairs, and floor refinishing.

Qualifications of an Ideal Candidate:

  • High School Diploma or GED
  • Minimum of 1 year of experience in property maintenance preferred
  • Knowledge of HVAC, plumbing, and electrical systems
  • Experience operating light construction equipment and vehicles
  • Strong commitment to meeting deadlines, integrity, and work ethic
  • Attention to detail and accuracy
  • Valid Idaho Driver's License with a clean driving record
  • Successful completion of a pre-employment drug test and background check is required.
