Job Description

The Construction Superintendent plays a crucial role in the success of our projects at Keller Brothers, Inc. Reporting directly to the General Superintendent, this individual works closely with the Project Manager and other team members to ensure the smooth execution of construction activities.

Key Responsibilities
  • Project Coordination: Coordinate and schedule trade/subcontractor activities, material/equipment deliveries, and project progress.
  • Compliance and Quality: Ensure compliance with contract documents, trade/subcontractor scope of work, project schedules, and specifications.
  • Production and Efficiency: Maximize production, eliminate disruptions, and avoid downtime.
  • Dispute Resolution: Comprehend all scopes of work and aid in dispute resolution.
  • Field Tracking: Track field time, equipment, and materials relative to changes in work.
  • Safety and Quality Control: Implement and enforce all pertinent safety and quality control policies and procedures.
  • Business Development: Provide input on new and innovative ways to approach the needs of the company.
  • Client Relations: Aide in business development and client relations by maintaining a clean, safe, and organized project site.
  • Project Knowledge: Understand client needs and achieve an acceptable level of satisfaction.
  • Communication: Be prepared to answer questions concerning the project and your role as the Superintendent with confidence.
  • Leadership: Identify mutual goals and objectives for the company and document to create a win-win atmosphere.
  • Task Completion: Complete activities assigned in a timely manner and within the guidelines and deadlines set.
  • Personal Appearance: Maintain standards of personal appearance fitting for the role of Superintendent.
  • Subordinate Leadership: Provide leadership to subordinates through example.
  • Standardization: Study and present standardization ideas to improve the efficiency and effectiveness of the company.
  • Training: Assist in ensuring that duties assigned to others are being completed and that these duties are examined for exactness, neatness, and conformance to the company's policies and procedures.
  • Manpower Management: Oversee and manage Keller tradesman and laborers assigned to the project, ensuring manpower is effectively and efficiently utilized.
  • Equipment Management: Ensure Keller and rental equipment is safely and properly utilized and maintained.
  • Manpower Forecasting: Forecast Keller manpower needs.
  • Additional Responsibilities: Work on other projects/duties as assigned.
Project Schedule
  • Master Project Schedule: Work with the Project Manager and trade/subcontractors to prepare a detailed master project schedule.
  • Project Schedule Updates: Monitor and update the project schedule with the Project Manager and scheduling consultant bi-weekly.
  • Three Week Look Ahead Schedule: Develop, prepare, and monitor the three-week look ahead schedule.
  • Work Activity Reports: Review and update work activity reports regarding work activities that should have occurred but did not occur and/or work activities that should have started but did not start.
  • Project Status Report: Provide data to the Project Manager for inclusion into the monthly project status report.
  • Construction Sequence: Maintain the sequence of construction and report to the Project Manager changes to the sequence of construction.
  • Contingency Planning: Identify problem areas early and develop contingency plans for the successful delivery of the project and schedule.
Meetings and Inspections
  • Trade/Subcontractor Pre-Construction Meetings: Participate in trade/subcontractor pre-construction meetings.
  • Owner Progress Meetings: Participate in owner progress meetings.
  • Trade/Subcontractor Coordination Meetings: Prepare, run, and document all weekly trade/subcontractor coordination meetings.
  • Trade/Subcontractor Preparatory Meetings: Prepare, run, and document all trade/subcontractor preparatory meetings.
  • Third Party and Jurisdictional Meetings and Inspections: Prepare, monitor, and document all third-party and jurisdictional meetings and inspections.
  • Quality Control Meetings and Inspections: Prepare, run, and document all quality control meetings and inspections.
  • Safety Meetings and Inspections: Prepare, run, and document all safety meetings and inspections.
Documentation
  • Material and Equipment Delivery Tracking Log: Prepare and maintain the material and equipment delivery tracking log.
  • Daily Reports: Prepare and maintain daily reports on a daily basis, including uploading to the company server.
  • Project Photographic Records: Prepare and maintain timely project photographic records with the assistance of the assistant superintendent and/or the assistant project manager.
  • Project As-Built Records: Prepare and maintain timely project as-built records, including posting addenda, requests for information, site changes, and clarifications on a minimum weekly basis.
  • Field Correspondence: Prepare and maintain documentation of all key issues through field correspondence.
  • Trade/Subcontractor Submittal Shop Drawings: Review and preliminarily approve all major trade/subcontractor submittal shop drawings.
  • Requests for Information: Develop and review with the Project Manager requests for information.
Safety
  • Safety Policies and Procedures: Ensure the project and its workers follow company safety and jurisdictional policies.
  • Correcting Unsafe Conditions: Take necessary action to immediately correct unsafe conditions.
  • Safety Violations: Issue notices of safety violations or dismiss any personnel not performing according to safety requirements.

Requirements

  • Experience: 7+ years' experience in the commercial construction industry, preferably in K-12 construction.
  • Skills: Ability to read drawings, plans, and blueprints; in-depth understanding of construction operations and processes; demonstrated ability to manage and direct on-site project teams to successful completion; excellent written and oral communication skills; excellent organizational and leadership skills; proficiency in MS Office; strong problem-solving abilities; OSHA 30-hour certification preferred.
