Maintenance Manager Job Description

The Maintenance Manager will play a crucial role in ensuring the physical condition of our properties is maintained in a safe, attractive, and comfortable manner. This includes establishing preventive maintenance programs, performing property and equipment inspections, and supervising personnel.

Key Responsibilities:
  • Directly supervise maintenance technicians and employees, including hiring, training, performance management, and termination.
  • Manage the financial performance and operations within the approved maintenance budget.
  • Schedule, train, supervise, and evaluate subordinate maintenance personnel.
  • Prioritize work orders and follow up on assignments to ensure timely completion.
  • Ensure property goals for work order response and completion times are met.
  • Establish emergency on-call procedures.
  • Responsible for all company-owned equipment and small tools.
  • Participate in the make-ready of vacant units as necessary.
  • Make regular inspections of the property.
  • Ensure compliance with all preventive maintenance procedures.
  • Prepare purchase orders and order all parts and supplies.
  • Ensure compliance with company policies and procedures.
  • Assist in performing annual/semi-annual unit inspections.
  • Assist in all aspects of the project's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
  • Assist the Maintenance Director as requested.
  • Contribute to resident retention programs.
  • Ensure that unsafe conditions are corrected in a timely manner.
  • Learn and ensure compliance with all company, local, state, and federal safety rules.
Requirements:
  • High School Diploma or GED (or equivalent) Required or advanced training or degree in building maintenance, management, construction, skilled trades, or other related subject Preferred.
  • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance. Required.
  • 5 or more years' experience in building maintenance. Required.
  • 1-3 years staff supervisory experience Required.
  • Previous experience managing Preferred.
  • Previous experience with administrative reporting and Yardi Preferred.
  • Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Willing and able to work occasional on-call shifts as needed.
  • DL NUMBER - Driver's License, Valid and in State Required.
  • HVAC/EPA certification Required.
  • OSHA 10 certification Required.
