Job Summary

The General Maintenance Technician will support operation, inspection, and maintenance processes for mechanical, electrical, and plumbing equipment and systems in an assigned industrial/commercial facility setting. This role requires a strong understanding of building systems, electrical and plumbing components, and the ability to perform repairs, maintenance, and replacements as needed.

Key Responsibilities
  • Perform inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, electrical systems, etc.
  • Repair, maintain, and replace various components of the physical structure of the building, including industrial air handlers, exhaust fans, hot water pumps, domestic hot water heaters, air compressors, and compressed air dryers.
  • Perform basic HVAC preventive maintenance and troubleshooting.
  • Maintain and repair locks, locking mechanisms, closers, doors, furniture, and controllers.
  • Maintain and complete documentation for fire extinguishers and other building systems.
  • Maintain and repair plumbing components, including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
  • Prepare, prime, and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
  • Complete special tasks, including painting, locksmith work, tenant services requests, and general maintenance as assigned.
  • Moves office furniture, machinery, equipment, and other materials as requested.
  • Perform assigned facility inspections and due diligence efforts, reporting on as-found conditions impacting satisfactory client occupancy and operations.
  • Responds to emergency situations for the purpose of resolving immediate safety concerns.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Comply with all policies for the safe storage, usage, and disposal of hazardous materials.
  • Participate in ongoing technical, safety, and operational process training programs.
  • Maintains a clean and safe work environment.
  • Clean HVAC coils, change filters and belts, lubricate, and diagnose operational issues and repair systems as required.
  • Complete Hazard Assessments as necessary and knowledgeable of OSHA and regulatory requirements in an industrial setting.
  • Documents work performance and materials procurement as directed in an electronic work order system.
Requirements
  • High school diploma or equivalent; completion of an applicable technical training program is highly desirable.
  • 5+ years of relevant experience in an industrial/commercial setting, with general building repair and maintenance, basic plumbing, high-pressure steam, process water systems, and electrical (120/240/277 Volts).
  • Mon-Fri Day Shift, subject to 24-hour availability.
  • Strong communication skills, both oral, written, electronic.
  • Knowledgeable in MS Word, Excel, etc.
  • Possess a high level of mechanical and electrical aptitude.
  • Must have adequate skills to perform required job functions with minimal supervision.
  • Must be able to adequately perform required job functions, including lifting, bending, and moving in a safe and approved manner.
  • Must be able to lift 50lbs.
  • Overhead work/working at heights required.
  • Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift, and carry heavy loads, operate required equipment, and operate a motor vehicle.
  • Must possess a reasoning ability to deal with problems involving a few known variables in routine situations.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Possess the ability to interpret maintenance manuals, wiring diagrams, and other documents and to safely operate all company equipment.
Working Conditions

The position requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping, and making repetitive hand movements in the performance of daily duties. The position also requires both near and far vision when inspecting work and operating assigned equipment. The need to lift, carry, and push tools, equipment, and supplies weighing 50 pounds or more is also required. Additionally, the position requires work to be performed in all weather conditions, including wet, hot, and cold. The nature of the work also requires the individual to climb ladders, use power and noise-producing tools and equipment.

Possess a valid driver's license.
