Key Responsibilities:

  • Estimating and Procurement: Responsible for project estimates, issuing subcontracts, and purchase orders.
  • Scheduling: Organize subcontractors, consultants, and vendors to ensure timely project completion.
  • Quality Assurance: Conduct quality control assessments on work performed.
  • Communication: Facilitate communication within the project team regarding ASIs, RFIs, and material submissions.
  • Compliance Monitoring: Ensure subcontractors execute their contracted work effectively.
  • Multi-site Management: Oversee operations at multiple job sites concurrently.
  • Meetings: Lead subcontractor meetings to coordinate project activities.
  • Progress Evaluation: Identify and complete job progress and final punch lists.
  • Budgeting Assistance: Aid in budgeting, bidding, and awarding subcontracts for larger projects.
  • Permitting: Obtain necessary permits and approvals for project revisions.
  • Scope Identification: Recognize work areas that fall outside the contracted scope.
  • Pre-construction Meetings: Conduct pre-construction meetings with subcontractors.
  • OAC and OEC Meetings: Attend and facilitate OAC and OEC meetings.

Supervisory Duties: The Project Manager will supervise all staff, subcontractors, consultants, and vendors daily, ensuring adequate manpower and compliance with work standards. This includes overseeing Superintendents when applicable.

Required Skills and Qualifications:

  • Ability to identify and resolve deficient work.
  • Proficient in communication tools including telephone, written logs, email, and mobile devices.
  • Blueprint reading skills.
  • Physical capability to lift up to 80 lbs and navigate job sites, including elevated structures.
  • Commitment to job site health and safety.
  • Strong customer service skills to manage difficult situations and respond to needs promptly.
  • Excellent interpersonal skills to foster teamwork and collaboration.

Education and Experience:

  • A minimum of five years of verifiable experience with a thorough understanding of trades and proficiency in Microsoft Office (Excel, Word, Project, and Outlook). Experience in multifamily projects is preferred.
