Job Description

We are seeking an experienced Assistant Property Manager to join our team at SUNBEAM PROPERTY & CONSTRUCTION MANAGEMENT. As a key member of our property management team, you will be responsible for all aspects of marketing, leasing, and day-to-day administrative duties. This role requires strong organizational skills, attention to detail, and excellent communication abilities.

Responsibilities:
  • Bookkeeping:
    • Manage recordkeeping and reporting responsibilities on a daily, weekly, and monthly basis.
    • Maintain accurate records of income and expenses, including processing invoices for payment when required.
    • Responsible for the collection, posting, and depositing of revenue, including receiving, processing, and posting rents and security deposit payments.
    • Handle delinquencies, late notices, and evictions while maintaining a minimum 95% collection status.
    • Monitor, log, and deposit laundry revenue according to company policies and procedures.
    • Monitor all utility bills for correct billing of occupied apartments through chargebacks, enforcing lease requirements and legal filings for non-compliance as necessary.
    • Process renewal letters and complete follow-up with residents while maintaining a monthly renewal log.
    • Organize and maintain resident files per company procedure.
  • Leasing, Marketing, and Administrative Management:
    • Assist with staff management responsibilities, including supervising, training, and development as needed.
    • Show properties to prospective tenants and inform them of available amenities, features, etc.
    • Host open houses and qualify prospective tenants using background checks and references.
    • Acknowledge rental payments and provide receipts.
    • Maintain in-depth knowledge of the local market and housing trends.
    • Negotiate leasing terms and close deals.
    • Inspect properties regularly and schedule necessary maintenance/repairs.
    • Provide administrative support and other duties as assigned.
    • Follow all Equal Housing Opportunity guidelines, local laws, and company policies.
    Requirements:
    • Prior experience in property management for at least three years is required.
    • High school diploma/GED is required; Bachelor's degree is preferred.
    • Property Management or Real Estate License is preferred.
    • Deep understanding of property management law and leasing practices.
    • Up-to-date on the local real estate market.
    • Excellent communication, negotiation, and sales skills.
    • Experience with property management software is required.

The estimated salary range for this position is $55,000 - $65,000 annually, depending on experience.
