Position Overview:
Wharton-Smith, Inc. is actively searching for a qualified Project Manager with a strong Commercial background. The successful candidate will oversee the execution of specific tasks related to commercial construction projects in the Central Florida region.
Key Responsibilities:
- Establish and nurture robust relationships with clients, architects, engineers, and subcontractors.
- Ensure a positive construction experience that encourages clients to engage with Wharton-Smith in the future.
- Uphold a favorable company image among clients, vendors, subcontractors, and team members.
- Implement and manage project cost accounting systems.
- Create and maintain a comprehensive job schedule.
- Collaborate with Preconstruction Services on value engineering, bid solicitation, estimating support, and proposal generation.
- Prepare a Schedule of Values and produce monthly payment applications.
- Negotiate significant subcontractor agreements and procurement orders for equipment and materials.
- Coordinate subcontractor and owner meetings, documenting minutes and action items.
- Review and authorize subcontractor payment requests and vendor invoices.
- Track and assess subcontractor change management processes.
- Oversee the submittal, shop drawing, and purchase order processes to ensure timely delivery of materials and equipment.
- Manage contract execution, including bonds, insurance certificates, compliance, and warranties.
- Monitor budgets, schedules, cost reports, and project progress, reviewing these with the Superintendent weekly.
- Conduct regular site visits to evaluate supervision effectiveness, job progress, production planning, work quality, and safety.
- Handle change orders, extra work orders, and disputed claims with owners and their representatives to achieve favorable outcomes.
- Resolve significant disputes with vendors and subcontractors effectively.
- Oversee the startup and commissioning of facilities as necessary.
- Provide training to end users and ensure the completion of contract close-out deliverables.
- Report on project financials, performance metrics, and any major conflicts to the Division Manager.
- Maintain strong relationships with the project team and owners.
Qualifications:
- Preferred experience in managing public projects.
- A minimum of 7 years in commercial construction.
- Proven leadership and teamwork skills with over five years in engineering, construction, or a related field.
- Bachelor's degree in Civil Engineering, Mechanical Engineering, Construction Management, or a related discipline.
- Exceptional written and verbal communication abilities.
- Solid understanding of industry practices and trends.
Preferred Skills:
- Strong interpersonal and organizational capabilities.
- Effective management and communication skills.
- Proficiency in Microsoft Office Suite: Word, Excel, Access, PowerPoint, Outlook.
- Experience with Primavera Project Planning (P6).
- Familiarity with RedTeam software.
