- Oversee the recruitment, training, supervision, development, and potential termination of all on-site staff.
- Ensure adherence to company policies and procedures by all personnel, including implementing disciplinary measures when necessary.

- Address resident concerns that exceed the Property Manager's capacity to resolve, attending all scheduled inspections and audits.
- Maintain a comprehensive understanding of relevant laws and regulations, including fair housing and landlord-tenant relationships, ensuring compliance within company policies.
- Analyze the target demographic of the community, setting marketing objectives, conducting market surveys, and maintaining communication with neighboring communities to enhance advertising efforts.
- Review rental applications and lease agreements for accuracy and compliance with corporate standards.
- Conduct regular property inspections to identify safety hazards, damages, and necessary repairs, ensuring compliance with safety standards and insurance requirements.
- Oversee preventative maintenance tasks and resident service requests.
- Periodically assess maintenance operations for cost-effectiveness and recommend major repairs or improvements to the Director of Operations.
- Monitor routine supply purchases, ensuring adherence to budgetary constraints.
- Implement and manage the rent collection process.
- Achieve targeted Net Operating Income (NOI).
- Assist in the preparation of monthly financial reports and budget variance explanations.
- Support the Property Manager in developing management and marketing plans, vendor contracts, and budgets.
- Authorize invoices exceeding the site staff's spending limits.
- Ensure timely payroll reporting to the corporate office.
- Regularly review resident account receivables.
- Compile and present monthly community reports to the corporate office and participate in monthly management meetings.
- Review and approve contracts and proposals in collaboration with the Property Manager.
- Provide final approval for payroll, reports, budgets, and property-related invoices.
- Proven expertise in convalescence care and related disciplines.
- Familiarity with Yardi Residential is preferred.
- Demonstrated ability to manage multiple tasks and meet deadlines.
- Strong organizational and scheduling capabilities.
- Proficient in MS Word, Excel (advanced level preferred), and Outlook.
- Excellent interpersonal and communication skills.
- Effective decision-making and negotiation abilities.
- Physical capability to navigate stairs and ladders as needed.
- Flexibility to work after hours in emergencies.
- Valid driver's license and operational vehicle with insurance are required.
- A minimum of three years of supervisory experience, preferably in a property management context.
- Financial management skills and budget adherence.
- Integrity and professionalism in all interactions.
- Detail-oriented with strong problem-solving skills.
- A collaborative team player with a robust work ethic.
- Active Real Estate Salesperson license in good standing.
- A four-year college degree is preferred; relevant experience and industry certifications may be considered.
- Physical and mental capability to perform essential job functions.
- Willingness to travel as required.
- Goal-oriented with a commitment to professional development.
- Minimum of five consecutive years of experience in property management or a related field.
