Job Title: Construction Manager

At NBCUniversal, we are seeking a highly skilled Construction Manager to join our team. As a key member of our Technical Services Department, you will be responsible for providing leadership, direction, and resources to effectively manage in-field construction activities for infrastructure projects at Universal Studios Hollywood.

Key Responsibilities:
  • Plan and schedule all work, maintaining accurate files and records for meaningful analysis and reporting.
  • Review project work, ensuring scope is clearly stated, and visit sites to obtain manuals, drawings, and enforce special procedures as needed.
  • Demonstrate complete knowledge of Project Management, providing a weekly work schedule for projects and planned work ahead of time.
  • Provide daily in-field construction activity reports to the Project Manager and leadership as needed.
  • Develop and implement capital projects, ensuring cost-effectiveness and efficiency.
  • Review design documents for construction, completeness, corrections, and coordination, compiling a list of comments.
  • Prepare documentation for site access, laydown, and logistics for contractors and vendors.
  • Assist in presenting construction management processes, including RFPs, RFI's, Shop Drawings, Directives, Submittals, Punch Lists, and Short Form Agreements.
  • Manage and coordinate staging area inventories for arrival and dispatch.
  • Supervise facility and progress in accordance with the master schedule.
  • Manage overall punch list and close-out process for the facility.
  • Review final submittals from contractors for close-out documentation.
  • Manage a large employee base in various divisions, including Maintenance, Shows, Construction, Paint, Landscape, Plumbing, Water Treatment, HVAC, and Electrical groups.
  • Ensure efficiency and optimal sequencing between internal trades and external vendors during construction.
  • Work closely with internal clients to identify and correct operational issues quickly.
  • Act as a subject matter expert and adviser to the department head, design team, and all trades associated with the project.
  • Determine work priorities and coordinate work activities to ensure the project remains efficient and on schedule.
  • Oversee the terms and conditions of construction contracts.
  • Introduce new trades to the project as required and collaborate with management to ensure work is carried out in accordance with project plans and specifications.
  • Provide a safe work environment, creating a culture of safety for the project and holding individuals accountable for safe behavior.
  • Regularly hold safety meetings and ensure the company's safety policies and EHS standards are enforced by employees and vendors.
  • Sources material suppliers for consumables required for construction and estimates materials needed for specific jobs.
  • Ensure materials are on-site as required and stored in accordance with manufacturer recommendations.
  • Coordinate material staging between trades and monitor deliveries.
  • Maintain inventory and control over project tools, materials, equipment, and security.
  • Conduct weekly coordination meetings between subcontractors and coordinate work flows, safety, environmental concerns, manpower requirements, materials requirements, and overall schedule.
  • Responsible for the overall project schedule and write and maintain short-term interval schedules for use and review by all trades.
  • Responsible for quality control on the project, holding works accountable for adherence to project plans and specifications.
  • Holds pre-installation meetings to review installation procedures for major materials used and has a thorough understanding of project specifications and industry standards for installation.
  • Assures work adheres to project plans, specifications, codes, and other governmental agencies' requirements, coordinating inspections and ensuring testing is performed per contract documents.
  • Coordinates and facilitates the close-out of the project, ensuring all punch list items are completed in a timely manner and the owner is satisfied with both quality and timeliness.
  • Works with the Maintenance team to ensure proper turnover and commissioning at the close of a project.
  • Maintains a good relationship with the project manager and internal teams, working as a team to complete the project.
  • Provides positive and strong leadership, coaching, and mentoring for employees, monitoring performance and results.
  • Ensures collective bargaining agreements are upheld by partnering with HR and Labor Relations to maintain positive union relationships.
  • Provides work direction, counseling, and coaching to hourly union staff.
  • Coaches and motivates hourly union staff to promote safe and efficient operations while exceeding client expectations of communication, responsiveness, quality of service, and technical efficiency.
  • Participates in reward and recognition, employee events, and TSAT action planning.
  • Ensures all safety procedures are understood and followed by providing up-to-date safety training to all employees and auditing procedures.
  • Performs other duties as assigned.
Qualifications:
  • Bachelor's degree from a four-year college or university in Construction Management, Engineering, or a related field, or an equivalent combination of education and experience.
  • 5-7 years of project management/maintenance planning experience with a general contractor or project management firm, with project management certification preferred.
  • 5-7 years of operations management/team leadership experience, or an equivalent combination of education and experience.
  • Proficient in local and regional codes and ordinances that inform building design.
  • Proficient at reading and interpreting construction documents and contracts.
  • Proven experience managing multiple projects and contractors at once.
  • Proven experience managing Tenant Improvement, Ground-up, and Technology projects in a fast-paced environment.
  • Proven experience in schedule management and consistent on-time project delivery.
  • Ability to make accurate quantity surveys and estimate the cost of materials, labor, equipment, and subcontractor work, ensuring all areas have been accounted for prior to submitting an estimate for review.
  • Previous experience with turnkey projects, specifically within the theme park/entertainment industry, is preferred.
  • Working knowledge of Facility Life/Safety Systems and equipment.
  • Working knowledge of equipment, systems, quality control, and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Construction, Painting, Landscape, Construction, Maintenance).
  • Experience in writing and issuance of Request for Proposal (RFP) documents and of Request for Information (RFI) documents.
  • A strong passion for delivering the highest quality of guest service.
  • Ability to get along with people and communicate in a professional manner with Owners, Inspectors, Architects, and others having a direct interest in a project being constructed.
  • Ability to demonstrate creative problem-solving techniques to resolve project issues.
  • Ability to develop positive relationships with client business units.
  • Ability and willingness to work overtime, weekends, and holidays with short notice.
  • Experience working with CMMS systems preferred (Maximo, etc.).
  • Proficiency in Microsoft Word, Excel, Outlook, PowerPoint, and Project.
  • Proficiency in AutoCAD.

This position is required to be performed full-time from an NBCUniversal-designated worksite.
